We opened our Lyminge office in 2009 and in 2012 entered the Hythe market by incorporating the Estate Agency P hilip A Chapman; who had been established in the town since 1927.

    Selling a property is one of the largest transactions many of us go through and having the experience and support from us is crucial.When a property comes onto the market with us we ensure that all of our sale team are given an extensive overview of the property enabling them to answer almost any question about it.

    Applicants
    When a new property comes onto the market we will search our database and send out the property details to suitable applicants. The sales team will then follow this up and answer any questions they might have with the aim of booking them into view. Prospective purchasers enquiring about our properties on a daily basis through a variety of sources including; in person at our offices, telephone, email and through the online portals like Rightmove. We keep in regular contact with them ensuring that we are up to date with their position (ability to move) and requirements before carefully matching them to properties that come onto the market.

    Viewings
    Viewings are straight forward, as our staff are on hand to conduct them, allowing for a relaxed and informative look around each property. We will confirm each viewing by email and endeavour to obtain feedback within 24 hours of the appointment. If we can't get feedback we will make sure you know what we are doing to obtain it.

    Contact with you
    We believe that communication is the key in selling your property. We will constantly keep you updated on the marketing of your property by letting you know each time your property is advertised in the printed press and sending you monthly statistics on how your property is performing on Rightmove. We will also telephone you every two weeks to give you a full update on the marketing of your property.

    Offers
    Once an offer is received, we will verify and confirm the buyer's position, finances and chain details in order to give you all the information and to cut down on potential problems later on in the transaction.

    Sales progression
    Once a sale is agreed, we assist in the progression of the transaction by liaising with your solicitor and ensuring that both you and your purchaser are kept informed as to which stage the sale has reached.     William Laing-Bennett, MNAEA - Sales Director
    Known mainly as Bill, he has been in Estate Agency for over 15 years in the Canterbury and Folkestone markets. Having previously worked for several independent agencies, in 2009 he was delighted to return to his home village of Lyminge to open Laing Bennett. Bill carries out the majority of market appraisals across both offices as well as leading both sales teams. Bill is a Member of the National Association of Estate agents (NAEA) and holds a Level 3 Technical Award in Sale of Residential Property. Bill is also the Chairman of the Folkestone, Hythe and District Association of Surveyors, Valuers, Auctioneers and Estate Agents.

    Robert Laing, MARLA - Lettings Director
    Rob is a Director of the Laing Bennett, he joined the company in 2012 growing the business and incorporated 'Phillip A Chapman'. Prior to Laing Bennett he ran his own business for over 10 years. Rob runs the Hythe office and leads the Lettings team across the company. He uses his wealth of knowledge in building and property to manage our ever growing lettings portfolio. Rob is a Member of The Association of Residential Letting Agents (ARLA).

    Ian Laing-Bennett, BSc/Ed (Hons) - Director
    Ian founded Laing Bennett along with Bill in 2009 after a career as a secondary school teacher. His main role is developing the business, our systems and operations in order for Laing Bennett and our staff to deliver excellent service to our clients. Ian also supports both the Sales and Lettings teams across both offices and oversees the Lettings Accounts management.

    Rachel Boulden, ANAEA - Head of Sales
    Rachel joined Laing Bennett in 2015 bringing with her a wealth of knowledge gained since 2006 working in the local property industry. She heads up the Hythe Sales Department working with Bill, Charlotte, Jessica and Mary. She carries out market appraisals, marketing our properties, updating Vendors and progressing our agreed sales to completion. Rachel is an Associate Member of the National Association of Estate Agents (NAEA).

    Charlotte joined Laing Bennett to start her career in property having worked in other service industries. Charlotte's main role includes; registering and maintaining relationships with our applicants to find their new home, property viewings and negotiating sales.

    Jessica Mehdi, ANAEA - Sales Property Manager
    Jessica joined Laing Bennett in 2015. Since started her career as an Estate Agent in 2006 she has worked for several prominent firms in this part of Kent. Jessica is a key member of the Hythe sales department working with Bill, Rachel and Mary. She uses her knowledge of the local area and market to liaise with prospective Purchasers to find their next home. Jessica is an Associate Member of the National Association of Estate Agents (NAEA). Jessica is currently on maternity leave.

    Mary Millard - Sales Property Manager
    Mary has been a key figure in the Hythe office for over 25 years. There is very little she doesn't know about the local property market and area. Prior to joining Philip A Chapman in 1990 she gained experience and local property knowledge through her work with a Hythe solicitor. Mary's main role is liaising with our applicants and building relationships with them to find their perfect property.

    Charlie Athow, MNAEA - Sales Property Manager
    Charlie joined Philip A Chapman in 2004 and now works in our busy Lyminge office with Stephen. She grew up in the area and has built up an extensive knowledge of the local property market over the last decade. She focuses her time on finding prospective Purchasers their new home, viewings, market appraisals, marketing our properties and updating Vendors. Charlie is a Member of the National Association of Estate agents (NAEA) and holds a Level 3 Technical Award in Sale of Residential Property.

    Stephen Stickels, ANAEA - Sales Property Manager
    Stephen joined the company in 2013 and brought with him 10 years experience in the local property industry. He grew up in Lyminge and has lived all his life in the local area. Stephen's role includes; viewings, dealing with offers and progressing our agreed sales to completion. Stephen holds a Level 3 Technical Award in Commercial Property Agency and is an Associate Member of the National Association of Estate Agents (NAEA).

    We are an independently owned and run Estate and Letting Agent that opened in the summer of 2009 in the rural village of Lyminge in the Elham Valley. In May 2012 with just under 3 years under our belts we incorporated into our company Philip A Chapman, the oldest established Estate Agent in the historic coastal town of Hythe.

    Company director and owner Bill Laing heads up the Sales Department and has over 12 years of local experience of the industry, having worked extensively throughout East Kent running a variety of different estate and letting agents before setting up Laing Bennett. He is also a local having been born and brought up in Lyminge along with his fellow director and brother Robert Laing who heads up the Lettings side of the business. Ian Bennett is the financial director of the company and overseas management of the Lettings accounts and the day-to-day running of the company.

    From our bases in Lyminge and Hythe our team of property professionals aim to provide an unrivalled personalised service for the local community.

    We strive to make selling or letting your home as stress and hassle free as possible, by tailoring our services to each individual client's situation.

    Before opening the Lyminge office it was clear that the Elham Valley was poorly served by Letting Agents with landlords having no choice but to use a Folkestone or Canterbury agent. Since the launch of our Lettings Department both landlords and tenants have benefited from a locally based service. With a high demand for property in the area we have been swiftly letting property to waiting tenants. With the incorporation of the Philip A Chapman lettings portfolio we are able to cover a wider area and benefit more landlords and tenants from our approach and services.

    Community is also important to the company and we support many local events and charities throughout the year. For example, we assist the Lyminge Association by having the Christmas tree and lights outside our Lyminge office. We also act as the box office for the local dramatic society and for other shows and concerts.

    Our offices in Lyminge and Hythe both have long traditions of being estate agencies and it is our pleasure to carry that forward into the future.
