    Our aim is ensure that whilst you rent through Lane & Holmes, you have an enjoyable experience and the peace of mind that we are always at hand to help.

    Tenancy Agreements

    All tenancy agreements drawn up by Lane & Holmes will be Assured Shorthold Tenancies, under the terms and conditions of the 1988 Housing Act. The period of tenancy shall be for a fixed term of six months. The tenancy agreement can be renewed after the six months, subject to instructions from the landlord.

    Rental Payments and Deposits

    All rents are to be paid monthly in advance and a dilapidations deposit equal to one months rent is taken at the commencement of the tenancy. The deposit is refunded subject to dilapidations on termination of the tenancy. Applicants must accept that the decision of Lane & Holmes is binding in respect of dilapidations. Your deposit will be registered with an approved Tenancy Deposit Scheme, full details of the scheme will be provided to you within 14 days of payment.

    EPC's

    All of our properties being marketed for rental will have an EPC. The EPC provides valuable information as to the energy efficiency of the property, which in turn will have an effect of the cost of utilities. If you would like to see a copy of the EPC, please ask and we will provide this to you.
