    Before you move in
    Before applying for a property please ensure all applicants read through the lettings procedure to check the referencing criteria is met.

    You must read through the tenancy agreement and fill in the application form and return this to us by email enquires@langtownandcountry.com or in person to our lettings office based at Mannamead Road.

    All documents can be found on our website www.langtownandcountry.com 

    Once your application form has been received this will be put forward to the landlord. If you are successful you will be required to pay a holding deposit (equivalent to one weeks rent). Your referencing will then be submitted to Rentshield.

    During your Tenancy

    Where your property is managed by an Agent, during the tenancy you will inform your property manager of any maintenance and repairs required.

    The agency will usually conduct routine inspections which will be forwarded to the landlord updating them on how the property is being maintained.

    Should you have any problems or questions during your tenancy, our friendly experienced team will be able to attend to these. If the Agent has been instructed on a tenant find basis, upon completion of the tenancy agreement you will liaise directly with your landlord with regards to rental payments and repairs.

    Richard is one of the company's founding Directors who now focuses his time on providing clients with up to date rental valuations as well as property investment advice. Richard is a family man married to Sarah, with two children and of course not forgetting their dog Molly.

    Claire Sarjantson MARLA - Office Manager
    Having worked in the lettings industry since 2008, Claire originally joined in 2011 as a Property Inspector and then went on to become a Negotiator. After leaving the company in 2013 to concentrate on raising her children, she returned in 2015, completing the Level 3 Award in Residential Letting & Property Management in 2017. Claire is a member of ARLA Propertymark and enjoys being our Office Manager, supporting the team with the day to day managing of our portfolio of properties.

    Rebecca Jude MARLA - Key Account Manager
    Becky joined the company in 2011 after completing a business administration apprenticeship and is now responsible for managing all key accounts. Her focus is on getting to really know both our landlords and tenants, to achieve the smooth management of client properties. Becky completed the Level 3 Award in Residential Letting & Property Management in 2016 and is a member of ARLA Propertymark.

    Nicky Down - Maintenance Coordinator
    Nicky used to work in property some years ago before she emigrated with her family to America. Now back in the UK, she is excited to be part of the lettings team and getting to grips with the maintenance department. In her spare time, she enjoys hiking with her husband and family and is also a keen cyclist.

    Christine has recently relocated from Somerset bringing with her a wealth of experience and knowledge in Property Lettings. She has worked as a Lettings and Property Manager for over 20 years, but more recently as a Lettings Co-ordinator for a large Estate and Letting Agent based in Somerset and Devon. She enjoys scuba diving, cycling, swimming and walking.
