    Brief guide to selling your home.....

    The pre-requisite to achieving a successful sale, is that your property is accurately and realistically valued with the aim of obtaining the best possible price. You will be guided by LEONARDS experienced valuers who have the local knowledge and expertise relative to the market you are selling in.

    One of the most important factors in choosing an agent is to feel confident and trusting in the agency you appoint to sell your home. Our helpful and approachable sales team will advise on all aspects in relation to the sale process and we pride ourselves on offering a high level of customer service to all our clients.

    A clear and concise Agency Agreement setting out the agreed terms for the sale of the property will be completed. Two forms of identification will be required by all sellers to comply with the Anti-money Laundering regulations. Further legal requirement is that a EPC (Energy Performance Certificate) is commissioned which LEONARDS can arrange, for which there is a charge payable upon commencement of marketing.

    To find your buyer the old adage "first impressions count" is important and LEONARDS valuers can advise where necessary. Our marketing package includes key websites exposure, professionally printed sales particulars, high visibility sales board, newspaper advertising and the latest computer software to mail list to buyers. LEONARDS will  keep in contact with YOU the SELLER throughout the marketing of your property with regular updates and advice.

    You may be happy to conduct viewings or our experienced sales staff could conduct them for you. As soon as we receive an offer we will notify you verbally and in writing. We will check the potential buyers financial status and the chain involved. Once an offer is agreed we will request your Solicitor details or provide you with a quote for one, and memos of sale will be forwarded to all parties. LEONARDS will then continue to advise you during the sale process until exchange of contracts and completion dates are agreed by you. You will need to make arrangements for moving and clearing the property between the period of exchange and completion. On completion day, take final meter readings, notify the local authority for council tax that you are vacating the property. Completion occurs when the outstanding monies are transferred to your solicitors. Your solicitor will confirm to you or us that completion has taken place and that keys can be handed over to your buyer.

    Leonards can help you in all aspects of buying your home:

    * Register you on Leonards database for the type of properties you are interested in, ensuring your individual needs are detailed.

    * Arrange a mortgage appointment to find you the best deal on the market place.

    * Arrange viewings of the properties you wish to inspect. Follow up viewings can also be arranged.

    * Submit an offer on your behalf to the sellers -verbally and in writing.

    Choosing Between Surveys & Valuations Why do I need my own survey? A survey will help you to make a reasoned and informed decision on whether to go ahead with buying a property. Before you decide to commit yourself legally, you can limit the risks by asking a Chartered Surveyor to answer the following questions for you.
    • What is a reasonable price to pay for the property?
    • Are there any serious or urgent defects or specific risks with the property?
    Arranging your own survey is the simple, cost-effective way to avoid unpleasant and perhaps expensive surprises after moving in. In some cases, the surveyor's report may allow you to renegotiate the price of the property. Do I still need my own survey if I already have a mortgage valuation report? Even if you are looking for a mortgage and, as a result, may be paying for a mortgage valuation report, we still recommend that you arrange a survey by your own surveyor. Both the Consumers' Association 'Which?' magazine and the Council of Mortgage Lenders give this advice. The reason for this is that the mortgage valuation report is prepared for your lender not for you, the borrower. It answers only the lender's questions about whether the property offers suitable security for your loan. You cannot rely on it to answer the questions that concern your personal interests or to give you details of the condition of the property. Also, some lenders do not provide a copy of their mortgage valuation report.
