    We like to keep it simple at Lines & James, no gimmicks and one package; our Best Package. If you join us as a landlord, you can expect all of the following, as standard.  
    • Upgraded listings on RightMove - The importance of the UK's number 1 property portal cannot be underestimated. We go to extra effort to make sure that your property is clicked on by as many potential tenants as possible. As an extra bonus we offer upgraded listings for our landlords so that your property can be either a Premium Listing or a Featured Property. This means that you will find your property at the top, or as a larger listing within public search results.

    • Floorplans - We have just invested in new software so that we are now able to provide floorplans for potential tenants whilst they look at your house on the internet. According to a recent survey by RightMove, floorplans can make tenants 30% more likely to make an inquiry into a property.

    • No Extra Fees on Contractors Invoices - If something goes wrong with your rental property, the contractors bills can be expensive enough without your letting agent taking a commission on top. We don't believe in this practice and therefore £100 of plumbing works on your house costs you the landlord, £100.

    Pat James - Director
    Pat has over 20 years experience in the Horsham property market, working at several different property agencies before founding Lines & James as a partnership in 2000. Since then, Pat has taken full control of the business and many clients can testify to how she will always go to extraordinary lengths to ensure the highest levels of customer service to both tenants and landlords. Pat has lived in Horsham all of her life, in her spare time Pat is a keen horse rider and additionally is passionate about charity fundraising, raising thousands in the last few years by doing half-marathons, a fun-run dressed as Santa Claus and organising serveral themed days for the office to name a few.

    Abie Sweatman - Director
    Abie is Pat's daughter and has been working alongside Pat since 2001. Whilst initially she started working as office cover after some time travelling, it became clear that she had the right skills to become a key member of the team. Therefore she has remained with Lines & James ever since and has seen the business go from strength to strength. As a long standing member of the company, I have a very varied role and my days involve carrying out valuations, taking the pictures and floorplans for new instructions, loading these details onto the websites, negotiating between prospective tenants and landlords, progressing the lets through to move in and various behind the scenes tasks to improve the running of the business. At home, Abie looks after her two children aged three and five years and also enjoys running in order to keep fit.

    Louise Remnant - Maintenance Manager
    Louise has one of the busiest jobs at Lines & James being responsible for all property maintenance issues for our 450 properties. She is a fantastic multi-tasker, which is a very useful quality when liasing with contractors, landlords and tenants to make sure that any problems discovered ared resolved as quickly and effectively as possible. Louise joined Lines & James in 2007 and is an integral part of the team often providing a welcome dose of humour! When she's not at the office Louise enjoys relaxing at home and treating herself to the odd beauty treatment or spa day.

    Linda Munden - Administrator
    Linda has been an ever present member of Lines & James since the start in 2000 and as a result has seen many comings and goings! Having previously trained as a legal secretary in London, Linda decided to move into the lettings industry and now has experience in all aspects of the job. Currently, Linda runs the administration and renewal department and it is her role to draw-up new agreements and liase with both landlords and tenants when negotiating a tenancy renewal. In her spare time Linda enjoys photography and moreover has a great interest in animal welfare issues.

    Kylie Packham - Negotiator
    Kylie is the newest member of the team and has had various jobs before finding her niche in lettings, working in the front office her bubbly personality welcomes everyone who comes through the door. Her role includes dealing with enquiries, negotiating new lets, keeping the website up-to-date and handing new tenancies up until the point of move in. In her spare time Kylie enjoys baking, travel and catching up with her friends.

    Jane Richmond - Accounts
    Jane runs the accounts department in the office and has been with Lines & James since 2009. Jane has many years of experience in client accounting and Jane ensures that the rental payments are transferred to landlords quickly and efficiently. The accounts department balances to the penny everyday and has an excellent track record with credit control. Outside of work Jane enjoys spending time with her horses, walking her dogs and all aspects of the countryside.

    Hayley King - Administrator
    Hayley is our Lettings Administrator, she joined us in June 2015 and has quickly become a vital member of our team. Hayley's main responsibility is to keep the Tenancy Agreements up-to-date negotiating renewals and agreement termination with landlords and tenants as necessary. A Horsham girl born and bred, Hayley loves everything to do with horses, not only going to the races and events but also rides her beloved Pikar. To relax she enjoys reading and completing puzzles
