    We take pride in everything we do and always go 'the extra mile' to secure a quality tenant for your property, plus ensure throughout the tenancy that the property is well maintained and compliant to legislation. We opened our Lettings department in 1996 and believe our accomplishments to date coupled with 20 years experience makes us your number one choice for letting your home. We are friendly and efficient local people and our knowledge of the area means that whatever the market conditions, we have the expertise to get the best results.

    It is important to us to approach problems with a proactive, practical attitude delivering robust solutions.

    We can deliver a stress free full management service for Landlords who wish to be less involved in the rental of their property and a tenant find only service for landlords wishing to be more hands on in the letting and management of their home. We will:-

    • Offer your property maximum exposure on national property portals including www.rightmove.co.uk and www.zoopla.com as well as our own website
    • Erect a 'To Let' board in accordance with the Town and Country Planning Act 1990
    • We will accompany all potential tenants on viewings and will update you regularly with feedback
    • Fully reference and credit check each tenant via market leading referencing agent Homelet. Rent guarantee policies are available subject to conditions.
    • Provide advice on safety testing and certification and offer you access to our panel of qualified contractors ensuring your property meets current legislative requirements
    • Prepare an assured shorthold tenancy agreement
    • Collect and remit the deposit and initial months rent
    • Notify all relevant utility companies of changes in tenancies
    • Collect and remit monthly rent, pursue late payers and give advice on rent arrears and statutory noticies (managed service only)
    • Deduct our monthly fee and costs of other works at source from the rent including any HMRC deductions (managed service only)
    • Carry out quarterly property inspections and report to landlord and tenant (managed service only)
    • Promptly act on any requests for maintenance to protect the fabric of your property. We will consult with you where possible and seek your approval prior to carrying out any work (managed service only)
    • Open 6 days a week with 24 hour emergency out of hours contact for urgent repairs (managed service only)
    • Check your tenant out at the end of each tenancy and ascertain the property's condition and negotiate the refund of the deposit where appropriate (managed service only)

    Fees

    Full Management package is 12% inclusive of VAT. Please ask about any discounts and offers currently available. Further discounts are available to landlord's with multiple properties.

    Initial set up fees for managed landlords are:-

    Marketing Administration Fee - £150.00 inclusive of VAT

    Inventory via professional inventory clerk www.southgloucestershireinventory.co.uk £120.00 inclusive of VAT

    Lease Preparation Fee - £78.00 inclusive of VAT

    Registration and protection of your tenants deposit - £36.00 inclusive of VAT

    Energy Performance Certificate - £66.00 inclusive of VAT *if a valid certificate is not already available

    Tenant find and rent collection only services start at £300.00 inclusive of VAT and include marketing and the lease preparation fee. Please speak to a member of our team to discuss a tailor made package to suit your requirements.

    Additional services:-

    Renewal of tenancy - £54.00 inclusive of VAT

    Check out service for non managed landlords including collection of keys, final meter readings, a full property inspection and written report £90.00 inclusive of VAT *subject to further charges

    The M Coleman Tenant Guide
    We take pride in the service we offer to potential tenants and our local staff are able to expertly advise tenants moving into the vicinity for the first time as well as those already established within the area. It is essential for you to seek an agent/landlord who conforms to legislation and is a member of an independent redress scheme.

    We can offer advice and guidance on schools, local facilities and amenities and being part of the local community enables us to answer any questions you may have. We will:-

    • Update you with details of any suitable properties that match your requirements
    • Arrange viewings at times of the day to suit you (subject to diary availability)
    • Submit offers to our landlords in a professional and informed manner and report back as soon as possible
    • Take prompt payment of a holding deposit for a property to be secured and set up the application to be emailed to you via Homelet referencing for you to complete anytime of the day to suit you
    • Arrange to meet you in our offices to complete the signing of the tenancy agreement, provide all relevant supporting documents and issue keys
    • Submit your deposit to a government approved scheme and issue certificate of protection
    • On behalf of the landlord take care of transferring utilities and Council Tax bills into your name once you have moved in
    • Provide a full letting service during normal working hours and an emergency helpline outside of this time
    • Undertake quarterly inspections of the property for you to be able to highlight any repairs or maintenance issues
    • All maintenance issues will be handled and acted upon quickly and efficiently
    • On departure from your property you will receive a check out inspection and report where any cleaning or deductions that will occur from your deposit will be highlighted
    • We aim to return your deposit within 10 working days

    Tenant Fees

    We charge a fee of 40% of one months rent inclusive of VAT for a joint application. Any additional applicants will be charged at £150.00 inclusive of VAT.

    If your application requires a guarantor, an additional fee of £78.00 per application will be payable.

    Contract renewal fee - £78.00 inclusive of VAT.

    Replacement tenant fee - £150.00 inclusive of VAT

    Amendment to contract - £78.00 inclusive of VAT

    Deposits are equivalent to one and a half months rent unless listed differently within the property advertisement.

      Joanne Wade DipREA FNAEA MARLA
      Joanne Wade commenced her career with M.Coleman Estate Agents in January 2000 in the Kingswood Office as a sales progression and administrative co-ordinator, later that year a negotiating position became available and with her enthusiasm and passion for the industry was promoted to Senior Negotiator. Joanne states "I have always believed in offering the highest quality of service and one that our clients deserve. To put M.Coleman ahead of the rest, it is necessary to fully understand the business and be compliant with legislation. The ethos behind M.Coleman Estate Agents has also always been for the directors to lead from the front and that is why it is essential for me to continue to take a very active part in all the day to day activities of the business, including carrying out Sales and Lettings Market Appraisals, viewings and all other client contact. ." She also promotes the pursuit of excellence in all her staff and she gained her professional qualifications in 2005 when she successfully passed her Diploma in Residential Property through The Manchester Open Learning and continues her studies for The Diploma in Residential Lettings.

      This hard work and dedication saw her career progress from Branch Manager to Managing Director and Joanne sucessfully took over the business from founder Maria Coleman in February 2017. She combines this busy role as a professional business woman with that of her family role with her husband and two boys. Joanne says "I believe this gives me the edge in the industry, I totally understand the stress involved for families whether selling or buying or renting - seeking the right property for their family in the right location and at the right price can be very stressful. It is our job at M.Coleman to help everyone through this difficult process." Joanne's view on good business practice in that it is quality not quantity that matters, resulting in M Coleman Estate Agents being one of the few Independent companies in the area celebrating over 28 years in business.

      Ben Trowell - Senior Sales Negotiator
      Ben joined M Coleman Estate Agents in 2013 after returning to Bristol, his home City. Ben attended Bristol Cathedral School and is a University Graduate achieving a BSc(Hons) at Kingston University. After a successful career in Recruitment, Ben commenced his career in property in 2009 for a national corporate agency based in Altringham in the North West. When Ben joined M Coleman Estate Agents he brought with him a depth of local and national knowledge to the industry that combined with his excellent customer service skills and a determination to succeed in his role as a Sales Negotiator and Co-ordinator. Ben's ability as a negotiator to achieve the best possible price for our vendor clients is exemplary and when a buyer is introduced his diligence in sales progression is much appreciated by both parties in helping to relieve the stress at this important stage of the transaction. Ben has recently accepted a promotion to Senior Sales Negotiator and continues to be an asset to the M Coleman sales team.

      Jayne Shepherd - Lettings Manager
      Jayne Shepherd accepted a promotion to Lettings Manager in 2015 after joining the company in 2014 in a co-ordinating role. Jayne offers over 30 years experience in Estate Agency in the BS16 area in various roles including Negotiator, Co-ordinator and Property Management. Jayne has lived in the Downend and Staple Hill area most of her life successfully combining her career whilst raising her children. Jayne's local knowledge and experience of the area combined with her personable and professional approach to business makes her an invaluable asset to the M Coleman team.

      Debbie Greatwood - Lettings Associate
      Debbie joined our team in January 2021 after starting her career in property in 2014 for a local agency in BS16. During her career to date, Debbie has successfully passed her Level 2 and 3 exams in Lettings and Property Management bringing to the team both experience and exemplary knowledge of industry regulation and law.  Debbie is very much a family person combining her successful career with that of raising her two children. She says, "I love my role in Lettings, no day is the same, whether its viewings and helping tenants find their new home, or arranging property repairs, I thoroughly enjoying helping tenants and landlords achieve this".

        hi i would like to start by saying that we have used m coleman for three house sales, my late fathers, my brothers and now ours.we have always found them to be honest polite and very efficient. we put our bungalow on the market about 15 months ago(although this seems a long time , there were many factors that delayed us in completing, we actually sold it a number of times but were unfortunately let down at the last minute by one buyer, and then we resold and covid and other reasons got in the way!!). throughout this Joanne, Ben, and Louise. were always trying there utmost for us. after our last sale fell through i contacted Joanne on the Wednesday and whilst i was on the line Louise was straight on the phone to potential buyers arranging viewings. this resulted in the couple that have now moved in to our old property viewing and making us an offer within 2 days!! they have now moved in and are very happy(so Louise Ben and Joanne are ultimately responsible for them getting the home that they wanted).
