    Step 1 - Get a Free Valuation
    Before you can make a decision about selling your property, you need to know what you would be likely to sell it for on the open market. 

    • A solicitor/estate agent like us can provide this property valuation for you.   
    • We look at comparable sales of properties in your area, use our expertise of the local market and demand levels and provide you with an accurate estimate of what we would expect your property to sell for. 
    • How much does it cost? Nothing! Most estate agents and solicitor/estate agents will provide you with a property valuation free of charge. 
    • Why's it free? Because it's a great opportunity to build trust with someone who may one day sell their property and the hope is that you will pick the person whose company you most liked the look of at the free valuation stage.

    Step 2 - Appoint an Estate Agent
    Once you have had your valuation, or got a valuation from a couple of different agents, you will want to pick one and appoint them to sell your property.  You should find out how much it's going to cost first though! A quote from a solicitor/estate agent should contain a breakdown of the following:
    • The estate agency fee;
    • The legal/conveyancing fee;
    • The cost of marketing and advertising materials for the property (for example Solicitors Property Centre costs or newspaper advertising);
    • Governmental and other third party charges relating to the legal/conveyancing work;
    • VAT on a lot of the above elements.

    The fees for selling your house vary dramatically from one solicitor or estate agent to another. Most estate agents charge a fee based on a percentage of the selling price. Some others will charge a fixed fee. Those percentages or fixed fees can vary hugely, with some solicitor/estate agents charging as little as 0.3% estate agency fees and others charging as much as 1.5% or even 2%.

    Step 3 - Get a Home Report
    You have to have a Home Report if you are marketing a property for private sale in Scotland. Home Reports were introduced in late 2008 to avoid several surveys being done, and paid-for, by buyers on the same property.
    • There are three elements to the Home Report.
    • The Property Questionnaire is completed by the property owner and contains lots of useful information for the potential buyer and also information that might speed-up the conveyancing when the property sells. 
    • The Energy Performance Certificate (EPC) rates the energy efficiency of the property and looks a bit like the energy rating on a fridge. 
    • The Survey element covers the structural elements of the property and rates various elements of the physical make-up of the house on a scale from 1 to 3, with 1 being the best and 3 being the worst. It also provides a surveyor's valuation of the property and a reinstatement value, plus issues that might be of interest to the purchaser's solicitor such as apparent alterations having been made to the layout of the property that would require paperwork to be provided by the seller. 
    • Your solicitor/estate agent will generally sort the Home Report out for you.
    • The Home Report is also a useful guide to whether the asking price is reasonable.
