    As a landlord you shall want to minimise the time your property is empty between tenancies (what we call the void period) so it is essential that your property is looking its best for showing to new tenants both in terms of condition and cleanliness.

    Although a tenanted property should be redecorated from time to time, tenants are allowed fair wear and tear and whilst you may choose to avoid the expense of redecoration between tenancies, the likely result is that it will take longer to find a tenant (a longer void period) and even then, you could well achieve a lower rent than could otherwise have been obtained.

     It is also crucial ensure that the property is clean and shiny throughout. Tenants do have obligations to clean the property before they leave the property to the same standard it was in at the commencement of tenancy.

    A few more hours cleaning may therefore be needed to make it gleam at the beginning and really attractive to those potential new tenants that we'll be bringing round and thus

                     minimise the void and maximise the rent.

    PRIVACY POLICY:

     

    Data Protection Act 1998:

    MPP is a responsible data controller and will process any personal data in accordance with the required data protection rules.

    MPP will not give your details out to third party companies except as required to carry out our normal duties and to liaise with sub-contractors . Your personal details include telephone numbers , email address etc. are all protected by law under the Data Protection Act 1998 and we will take reasonable precautions to comply with these privacy rules .

    You will be required to submit personal and financial details by completing an application for tenancy form, prior to us taking up references. In applying for a tenancy you agree to MPP passing on your details to a credit reference agency and to your nominated referees for referencing purposes.

    During your tenancy , MPP may be required to pass on your contact details to subcontractors, utility companies and other related parties - for example to arrange access to carry out maintenance on your heating system or to ensure that you are correctly billed for services used and for arranging periodic visits etc.

    For all non-managed properties your contact details shall be provided to the landlord for the aforementioned purpose.

     Should there be any rent arrears or other charges remaining at the end of the tenancy MPP and/or our Client Landlord reserve the right to pass on your details to a tracing agent or debt collection company to help recover the money owed.

    MPP is a responsible data controller and will process any personal data in accordance with the required data protection rules. We will not pass on your personal details to any external organisation for marketing purposes without your written permission .

    INTRODUCTION:

    Choosing the correct tenant for our client is hugely important to MPP Lettings and Management Limited, and we will be diligent and thorough in the tenant selection procedure. Applying tenants are checked using an outside tenant referencing agency. A credit check will be completed and references will be requested from your current/previous employer, and current/previous landlord covering a three year period. If any prospective tenant is aware of any reason why he or she may be refused under a credit reference, this should be declared upon application for tenancy. You will also be required to produce Proof of Identity and Proof or Residency.

    NO RENEWAL FEES:

    There is no charge for you to register your details on our applicant list.

    When an application is made on a specific property, an administration fee of £190 (inc vat) is required from each adult.

    This is an all-inclusive fee that covers the cost of full referencing plus all associated paperwork to enable the tenancy to commence.

    Unlike many other letting agents MPP does not charge you every 6 months to extend or re-new the tenancy and does not charge you extra to move-in or to move-out* (*so long as the property is handed back in the same condition as at the beginning of the tenancy)

    N.B. Application fees must be paid in full and in cleared funds before commencement of the referencing process. Once paid, this fee is non-refundable

    THE TENANCY AGREEMENT:

    Once a tenant has been selected by MPP Lettings and Management Limited, and approved by our client Landlord, a proposed date for occupation will be set and the necessary legal documentation will be prepared for the tenant to sign.

    The Assured Shorthold Tenancy Agreement will be signed on the premises of MPP between the hours of 9.30am-5.00pm, Monday to Friday and is usually for an initial fixed term period of six/eight/ten or twelve months.

    Other circumstances may dictate the use of a NON-AST agreement e.g; Company Let Agreement of Common Law Agreement.

    Upon signing, the tenant will make full payment of all monies due in the form of cleared funds. This figure will usually be the monthly rent due (apportioned if relevant) and  the sum equivalent of six weeks rent as a security deposit (this deposit sum  may be a higher amount - in some circumstances).

    THE SECURITY DEPOSIT:

    The deposit figure will usually be equivalent to the sum of six weeks rent. However, some properties may require a larger deposit that will be notified to you prior to tenancy application.

    IF pets are permitted, as a minimum, an extra £100 deposit is required for each pet permitted. This may be more depending on the pet.

    Under an Assured Shorthold Tenancy Agreement the deposit is held for the duration of the tenancy against dilapidation or damage. The sum held will be protected in accordance with government legislation by one of the relevant designated government Deposit Schemes of which the agent or Landlord is a member. It will be held in accordance with the Terms and Conditions of that scheme governing the protection of the Deposit, including the repayment process.

    The tenant is not permitted to use the deposit for making rental payments during the tenancy.

    RENTAL PERIOD:

    Under the Assured Shorthold Tenancy Agreement, both the landlord and tenant undertake to an assured six-month tenancy period.

    This means that the agreement is for a MINIMUM of six months (unless you are in breach of the terms and conditions stated in the agreement).

    If the tenancy continues after this initial duration, a periodic tenancy is created, whereby the agreement rolls over on a month-by-month basis or a further fixed term may be agreed.

    To terminate the agreement, the landlord must give the tenant two months written notice and a tenant must provide one months written notice to leave the property. Any notice must end on the last day of a tenancy period.

    REPAIRS or MAINTENANCE:

    The tenant is responsible for the property and garden on a day-to-day basis.

    However, the tenant will not be expected to undertake anything other than minor outside works, and will not usually be held responsible for the repair of fences or walls, or for the maintenance of large trees or shrubs, unless wilfully damaged by the tenant or his guest.

    PERIODIC VISITS:

    During the period of the tenancy, where MPP Lettings and Management Limited is acting under 'full management', the property will be visited by the agent or the agent's representative initially within 4 weeks of the tenancy commencing thereafter approximately every 12 weeks or more often if the agent deems it necessary to do so.

    IF this agency is engaged under a Tenant Find only contract with the landlord, the afoermentioned visits may be completed by the landlord or his representative.

     INVENTORIES:

    Every endeavour is made to ensure that a property is returned to the landlord in an acceptable condition.

    As an aid to this, a comprehensive inventory and schedule of condition of fixtures and fittings and individual items left at the property intended for the tenants use will be compiled for those properties under our full management.

    The tenant will be asked to sign this document, as an acceptance of its accuracy.

    This document will be used at the end of the tenancy to determine the condition of the property to enable return of the deposit held, subject to the condition of the property against the original Inventory and Schedule of Condition.

      Normally I give properties that say 'Price on Application'  a wide birth, however, after speaking to you Linda I felt at ease and arranged a viewing. The viewing itself was dealt with in a friendly professional manner. 

      I decided to go for the property and was pleasantly surprised that MPP was not charging extortionate fees.  The referencing process was conducted easily with no fuss.

      To sum up: I have never in 15 years dealt with an agent as pleasant and easy to deal with as MPP the experience has, dare I say it, been enjoyable.  All the staff I have encountered have been very pleasant and professional and all charges very fair.
