    Welcome to Hartley Wintney

There is no question that buyer demand is still outweighing the supply of fresh homes coming onto the market here in the Hartley Wintney area.

This year accurate pricing is even more imperative than last year as whilst there are many buyers, they will not often pay over the odds.

In my opinion, the experience and skill that is required to ensure a house is correctly priced to attract serious interest can only be provided by an agent who not only knows their area, but also what the right buyer will pay for any given property.

If you are looking for clear advice on how to pro-actively sell your property please get in touch to speak to an agent who has been in the business for over 30 years and knows the local intricacies of the market.

We recommend getting a property valuation and appraisal of your local property market before starting the search for your next home, this will allow you to know where you stand and make decisions on your next move.

When looking to purchase your next property, having a property sale and an arranged mortgage in hand will put you in the best position to have an offer accepted.

Only our most experienced staff are entrusted to value your property to make certain our advice is accurate. Your property valuation will be based on an in depth knowledge of the local area, analysis of the property type and condition, years of valuation experience and an understanding of local price trends and the current property market.

Correct advice in the first instance is vital as it underpins our ability to deliver the results that you are hoping to achieve.

Our advice is just that; when we value your home, we are advising you on what we believe to be the correct value, so that we can secure the best price within your desired timeframe.

Our professional advice and support doesn't stop at the valuation. Your goals are at the heart of our strategy to sell your home, and we will advise you on what to expect at every stage of the moving process.

When your house is on the market, we will keep you informed of interest in your property and what actions can be taken to generate further interest to attract the right buyer, if steps need to be taken we will offer our advice and will act on your instructions.

We get the full background on any potential buyer who wants to view and make an offer on a property; what the situation is with their current accommodation, are they ready with a mortgage, what are their expectations on timescales, and so on, with a view to aligning the right buyer and seller.

Mackenzie Smith carry out accompanied viewings with serious house hunters providing peace of mind for the homeowner.

Negotiation is key to putting together a successful sale. Our team are highly experienced in negotiating a property sale, following guidance on codes of conduct set out by The Property Ombudsman and working in the best interest of the client. Skilled negotiation means fully understanding the motives of our client, not just financially, but in all aspects, from the preference for a cash buyer to factoring in desired timescales.

Once the sale has been agreed our work does not stop there, we regularly communicate with all parties involved in the sale; solicitors, mortgage valuers, surveyors and the buyer and seller to maintain the momentum needed to get the sale through to the exchange of keys.

We have often dealt with complex chains to enable a sale to complete, and understand that regular communication is essential to providing a good service and reassurance to all parties.

It's not just about selling your property, it's about making the process as simple and problem free as possible, whilst getting the optimum value for your home within desired timescales.

What brings buyers to Hartley Wintney?
    image cannot be displayed

Hartley Wintney attracts a variety of people who want to live in the village, from those who seek the convenience of its location in relation to the both the major road and rail networks, to young families who require the benefits of the local schooling being right on their doorstep, through to the more mature who have require the need to have a wide range of facilities and entertainment close to the High Street.

With a variety of properties to cater for all needs, the balance between the many original character houses that formed the village to the newer estates that now cater for the needs of young families the housing stock compliments the both lightly wooded common land central to the village to the more open aspect of the surrounding countryside.

Having enjoyed the advantages of working in the village for the last 12 years I have seen a few subtle changes taking place along the High Street but when I walk around the likes of the Oak Common and the Cricket Green I know that the view I enjoy has been the same for many years and is likely to remain the same for years to come.

"Early on in my career, I was fortunate to work with an experienced agent who taught me one of the most important rules of dealing well with people. If it was your parents, siblings, or children, how would you want them to be treated, deal with them this way, and you will have a client for life, like family. I have looked at my role from this perspective, and this has allowed me to be professional and personable with all my clients, with many recommendations and repeat business as a testament to this."
