    Hawksby Lettings established in 2003 is a forward looking, leading independant business based in the heart of Wellingborough.
    Originally known as Martin Hawksby Lettings, the business is constantly evolving and adapting to market changes, which have been substantial in the lifetime of our business with more people choosing to rent than buy nowadays, much caused by the "Buy to Let" activity in the housing market.
    Our business has concentrated only on residential lettings. 

    The Lettings Business opens 6 days a week with the following opening hours:-

    Monday - Friday 9am - 6pm
    Saturdays 9am - 4pm

    Our business has been headed up since 2003, by Sid Ibrahim, a local Northants man, who with his team, has grown the business to manage in the region of 250 properties, making ourselves a very large Lettings business within the town of Wellingborough.
    Like the sales side of our business, we pride ourselves on our exceptional marketing of our homes.
    We work very hard to satisfy our landlords, with exceptional service levels, at the same time responding to tenants needs when they request our help.

    Tenant Charges

    Pre Tenancy Fees (all fees are inclusive of VAT unless otherwise stated)


    Referencing / Set Up Fee - £240.00

    Checking identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability. Contract negotiations (amending and agreeing terms) plus arranging the tenancy and agreement.
    Additional Tenant Fee - £110.00

    Processing the application, associated paperwork and referencing.

    Guarantor Fee - £240.00

    Covering credit referencing and preparing a Deed of Guarantee as part of the tenancy agreement inspection as scheduled

    Inventory & Check In & Check Out Fee - £60.00

    Preparing an Inventory & Schedule of Condition of the property plus taking meter readings for utilities and services. This key hand over for the tenant takes place in the property where we can demonstrate how everything functions within the property for the tenant in a helpful way. If we discover any problems of any kind we are immediately of them and deal with sorting them out accordingly.

    Tenancy Deposit

    A deposit equivalent to 1 months rent plus £100.00 will be taken at the commencement of the tenancy

    Mid and Post Tenancy Charges (all fees are inclusive of VAT unless otherwise stated) OTHER FEES & CHARGES

    Tenancy Amendment Fee - £50.00

    Contract negotiation, amending and updating terms and arranging a further tenancy agreement.

    Tenancy renewal Fee - £75.00

    Contract negotiation, amending terms and updating your tenancy agreement during your tenancy - Note: adding a new tenant will incur another referencing/set up fee.

    CHARGES FOR BREACH OF TENANCY

    Arrears/ late Payment of Rent - £25.00

    Failed payments (where a reminder letter is sent)

    Interest is charged on all arrears at 8% (plus VAT) over the bank base rate of NatWest Bank Plc at the time from the date of arrears.

    Failed access for inspections - £15.00 per failed visit

    This will be charged in the event we have not been able to access a property to carry out an interim inspection or other inspection as scheduled.

    Court Proceedings - will be advised as they can vary.

    Should it become necessary to prepare and issue documents for court proceedings and/ or the provision of court and/ or bailiff attendance fees to tenants, will be advised in advance.

    OTHER FEES & CHARGES

    Lost Security Items £24.00 (plus replacement item costs)

    Replacement of locks where it is deemed the fault of the tenant, replacement alarm fobs and keys broken or lost by the tenant.

    Professional Cleaning. £24.00 per hour

    This will only be charged where it is deemed necessary to return the property to the same level of cleanliness at the start of the tenancy.

      Once you're happy knowing everything about the home you want to buy it is time to make an offer! It is up to you to decide what you would like to offer but remember in a fast moving market if you really love the house it might well be worth offering the asking price to make sure you definitely secure it. We as the agents will negotiate between the buyer and the seller until an agreed price is reached.

      Appointing Solicitors
      Now that you have agreed a sale it is time to appoint a Solicitor or Conveyancer to act on your behalf for the purchase.       Sorting Your Mortgage
      Submitting your mortgage application should really be done within 48 hours of having your offer accepted. Whether your dealing with our independent mortgage adviser, chosen bank or building society you should be booking an appointment straight after agreeing your sale. With every mortgage provider there will be a survey fee involved as the mortgage lender will always want to check that the current price agreed is a fair market value and the structure of the property is sound.  As a buyer you can upgrade this survey to a homebuyers report if you wish for an additional cost and this survey will cover a lot more detail. If you are a cash buyer then the owness will be on you as to whether or not you would like to carry out a survey.

      Well On The Way...
      You are now well underway into your purchase and your mortgage survey/home buyers report should soon be taking place. Also your solicitors will be contacting the vendors solicitors to obtain the draft contracts. Once received they will check over the contract and then apply for the local searches which include local authority search, environmental, water and drainage search. The reason for carrying out these searches is to see if there might be anything current or in the future that may affect the re sale of your new home before it's yours. Throughout the buying process your solicitor will be raising various enquiries on your behalf and sending you relevant information such as the fixtures and fittings that will remain in your new home. Once your solicitor has an acceptable mortgage offer from your lender and they are happy with all the legal side you will be asked to sign the contract in readiness for an exchange of contracts. They will also be asking for you to transfer any monies that are needed for deposit on the purchase.

      When the solicitors are ready to exchange contracts a completion date will be set between both parties. Once the contracts have been exchanged it then becomes legally binding and you will incur penalties if the sale doesn't complete.

      TODAY YOU WILL HAVE THE KEYS TO YOUR NEW HOME!!! It is very common for the completion day to be a week after the exchange of contracts.
