    Looking for your new home is very exciting but first of all check your finances and how much you can afford, what's your budget and how does it all fit into your monthly costs.     Is there a chain involved?
    Once you have found your perfect home remember to enquire if the sellers are buying on, maybe they are upsizing or moving out the area, chances are they will be buying another home. Often there will be a chain involved unless the house is vacant, so remember to ask how long the chain might be and how far it's progressed. Remember at Martin Hawksby we have a dedicated sales chaser that will be there to help and guide you through your purchase with us and make sure your sale progresses smoothly, trust me you will find this a great help.

    Offer Stage
    Once you're happy knowing everything about the home you want to buy it is time to make an offer! It is up to you to decide what you would like to offer but remember in a fast moving market if you really love the house it might well be worth offering the asking price to make sure you definitely secure it. We as the agents will negotiate between the buyer and the seller until an agreed price is reached.

    Appointing Solicitors
    Now that you have agreed a sale it is time to appoint a Solicitor or Conveyancer to act on your behalf for the purchase. Our recommendations would be to try and find a good local firm as it really does make life a lot easier for dealing with any paper work and promptly returning it. We do recommend a service which enables our clients to receive solicitors on a no sale no fee basis.

    Sorting Your Mortgage
    Submitting your mortgage should really be done a few days after having your offer accepted. Whether your dealing with our independent mortgage adviser, chosen bank or building society you should be booking an appointment soon after agreeing your sale. With every mortgage provider there will be a survey fee involved as the mortgage lender will always want to check that the current price agreed is a fair market value and the structure of the property is sound.  As a buyer you can upgrade this survey to a homebuyers report if you wish for an additional cost and this survey will cover a lot more detail. If you are a cash buyer then the owness will be on you as to whether or not you would like to carry out a survey.

    Well On The Way...
    You are now well underway into your purchase and your mortgage survey/home buyers report should soon be taking place. Also your solicitors will be contacting the vendors solicitors to obtain the draft contracts. Once received they will check over the contract and then apply for the local searches which include local authority search, environmental, water and drainage search. The reason for carrying out these searches is to see if there might be anything current or in the future that may affect the re sale of your new home before it's yours. Throughout the buying process your solicitor will be raising various enquiries on your behalf and sending you relevant information such as the fixtures and fittings that will remain in your new home. Once your solicitor has an acceptable mortgage offer from your lender and they are happy with all the legal side you will be asked to sign the contract in readiness for an exchange of contracts. They will also be asking for you to transfer any monies that are needed for deposit on the purchase.

    Exchanging Contracts
    When the solicitors are ready to exchange contracts a completion date will be set between both parties. Once the contracts have been exchanged it then becomes legally binding and you will incur penalties if the sale doesn't complete.

    Completion Day!!!!!!
    TODAY YOU WILL HAVE THE KEYS TO YOUR NEW HOME!!! It is very common for the completion day to be a week after the exchange of contracts. Your new keys should hopefully be available to pick up around lunchtime from the agent, but this does all depend on how long it takes for all the monies to clear with the sellers solicitors.

    We offer a two different services:

    1. Fully Managed Service:

    This service will suit Landlords who would prefer a third party to deal with the letting and full management of their property and deal with all the Tenants queries and end of tenancy and deposit issues. This will appeal to Landlords who do not wish to have any involvement in the day to day process, so that everything is completely stress free! A full in depth inventory will be carried out with photographic evidence before a tenant moves in and the property will be inspected every quarter without fail.

    2. Find Tenant Only Service:

    This service will suit Landlords who prefer to manage their own property, but require the tenancy to be set up correctly and carry out an in depth inventory before the tenant moves in.
