    What we offer.
    People let their houses for a number of different reasons, sometimes purely for investment but more often than not the decision to rent is due to personal circumstances.

    We realise this means your home will be lived in by strangers!

    As a safeguard we require all our tenants to pay two months as a deposit and all rent is paid in advance.

    We do not charge our tenants for inventories or tenancy agreements as many other agents do which may deter potential tenants.

    We offer two levels of service - tenant find and managed or tenant find only.

    Property Management.
    We have a large bank of local trusted tradespeople who we can rely on for any maintenance issues at your property while it is being let. Because we have a large number of properties our contractors make that extra special effort to make time for us so we rarely have to wait long to get problems remedied.

    Regulation.

    Our professional body (RICS) requires that we maintain a high standard of conduct and particularly in respect of clients money. We are regularly audited by independent accountants and belong to the The Dispute Service which protects both tenants and landlords, although in most instances we are usually able to resolve differences, where they occur, amicably.

    Membership of these regulatory bodies requires subscription, the cost of which is not passed on to our clients via additional charges.

    The Application Process.

    To apply for one of our rental properties each prospective tenant will need to complete an application form. Our fee is £140 per property (incl VAT).

    We will need two forms of identification with the completed applications - ideally a passport or driving licence, plus a utility bill showing your current address.

    The application process can take anywhere between 24hrs and two weeks depending on the response from your referees. The referencing process means that we will be contacting your current employers and landlord if applicable.

    Deposit

    We require two months' rent as a deposit, plus one month's rent in advance before the start of your tenancy.

    Being a RICS regulated business our deposits are held in our dedicated client account and are registered with The Dispute Service.

    We do not charge tenants for drafting inventories, tenancy agreements, periodic renewal fees or final inspections.

    Our care for you.
    We always like to think that our current tenants will one day become home owners or landlords themselves. With this in mind we try our best to make sure your well-being is paramount.

    We have an out of hours emergency call out service and we expect our landlords to provide homes that are decent and secure.
