    With over 30 years' experience of buying and selling property in Edinburgh and The Lothians, we believe we offer a service that is second to none. We combine traditional values with a modern and friendly approach specialising in residential conveyancing and estate agency under one roof.

    McQueen Legal offer a Free Pre-Sale Valuation of your property. We're on hand to help advise you on that choice and to ensure it fits best with your own circumstances. If required, you can make appointments to visit us at either of our Edinburgh offices or, if more convenient, out at Gorebridge.

    Our office is open and our telephones are answered throughout the working day including lunchtime and we open our Property Shop at 103 Bruntsfield Place, Edinburgh EH10 4EQ on a Saturday from 10am until 1pm. We also offer an exceptional service by e-mail during evenings and weekends. We will check e-mails from time to time out of working hours and will respond as soon as we are able to.

    This is not a service which is commonly offered by other firms.

    Arrange for insertion in the ESPC and on Rightmove websites as well as our own and the movie company's site;

    Arrange the erection of your For Sale board;

    Print and send you copies of your Sales Schedule.

    Our very own 'property makeover experts' will also advise you on other matters to ensure your property is presented to the market in the best possible way;

    Obtain feedback from your viewers;

    Allocate you a personal Sales Negotiator who will keep in regular touch; and

    Allocate you a personal Solicitor who can be contacted with any queries.

    We offer a very comprehensive Feedback service to our clients. We contact everyone who contacts us with a Home Report request and we make every effort to speak to every viewer of your property in order to encourage them to progress with a second viewing, note of interest or, indeed, an offer on your property. We are informed that our feedback service is so good that often purchasers then want us to sell their properties for them.

    Look no further than McQueen Legal when you are buying your new house. It can be an exciting new adventure for you and we would like to share that experience with you along the way. This is just some of what we do to make you feel more at home:

    Research recent Sales data and advise you accordingly;

    Note interest with selling agents (except if it is a fixed price);

    Obtain information about any other notes of interest or closing date set;

    Obtain a copy of the Home Report which we will briefly peruse for you;

    Advise on obtaining your own Survey Report and/or any other specialist investigations. We recommend your own report in many cases to protect your interests;

    Instruct any valuation you may wish to obtain and report on the outcome to you; and

    Once you have successfully bought, deal with your conveyancing inhouse in Edinburgh or our Gorebridge offices.

    New Build Property

    At McQueen Legal our New Build Expert Team act on behalf of a number of clients purchasing a New Build Property directly from a builder. This requires a certain amount of expertise as there are many issues to consider when purchasing a New Build Property. In Scotland, with "second hand" houses, the buyer's solicitor normally prepares the offer to purchase a house and sends it to the seller's solicitor. The offer will contain a number of important legal protections for the buyer. However, it is standard practice with new build homes for the builder to send the buyer their standard form of offer to sell the property. This is commonly known as a "builder's missive".

    We will:

    Examine the terms of the offer and report to you with our recommendations;

    Keep in touch with the builders until you are in a position to accept the offer - usually once your sale has concluded (if any) and you have an offer of loan finance;

    Conclude missives with the builders' solicitors and, thereafter, deal with the conveyancing.

    Premium Property Finder - Whether the property is your main residence, a second home or an investment, we appreciate the different objectives when sourcing these properties. That is why we ensure that we understand our clients exact requirements at the outset. Once we understand what you are looking for, McQueen Legal then source properties which meet your agreed criteria. We will view the properties for you and give you a shortlist of properties which we believe you may wish to view yourselves.

    Re-Mortgages - Often re-mortgages are undertaken by the lenders themselves (or through their own solicitors). However, sometimes the lender will instruct McQueen Legal to act on their behalf.

    Transfers of Title - You may request a Transfer of Title if you wish to amend the owners name on the deeds. For example, if the deeds are in joint names and you wish to remove a name, or, if you wish to make someone else the joint owner. If you have a loan over your property, you will require the consent of your lender to this proposal.

    Wills - Whether you are in your peak and have just run a marathon, a new parent or are ready to retire, it is vitally important to have a Will in place. Making a Will allows you to express your final wishes clearly, and without one you are leaving it up to the law to decide how your estate (your money, possessions and property) is passed on - and this may not be the way you wanted it.

    Executries - The death of a loved one is always a difficult time for the rest of the family. Immediately after the death, there are many decisions to be made and practicalities to consider. At McQueen Legal we are here to help with practical advice and to guide you through the process of winding up the deceased person's financial affairs.

    Powers of Attorney - McQueen Legal have a wealth of experience in this field and have seen what can happen when Powers of Attorney are not put in place at the right time. We recommend that all clients over the age of 50 should grant an Enduring and Welfare Power of Attorney to enable a trusted person to act on their behalf in dealing with both their financial affairs and their welfare in the event that they should become incapable of dealing with their own affairs either through mental or physical impairment. The cost of appointing a Guardian to an individual could be around £4,000 if no Power of Attorney exists, therefore it is strongly recommended that clients should bear the cost of preparation of a Power of Attorney at much lower cost instead. Our fees will be higher in the event that we require to visit you at you home to have the document signed and, if we require a doctor`s certificate to satisfy us that you are capable of giving instructions at that point, this will also be payable by you.

    Mary McQueen: Solicitor and Partner in charge of the Bruntsfield office. Mary founded the firm in 1981 as a part time practice which grew like Topsy so she eventually left Bank of Scotland to expand the business. Mary takes charge of our Sales and Purchase Teams at our Bruntsfield office.

    Dot Mullally: Solicitor and Partner in charge of the Gorebridge office. Dot was Head of Debt Recovery at Bank of Scotland originally and joined the firm in 1999 becoming partner in 2006.
