    Best Time to Sell?
    There is endless amounts of information written on when the best time to buy and sell is, but more often than not, it is more about when is the right time to move for you. There are, however, some considerations that you should consider when you are thinking of purchasing or selling a property:

    The State of the Market

    There are peaks and troughs throughout the year to consider if you are seeking to make the most of the opportunity to move, so having some knowledge of the market cycle could prove to be useful.

    Spring

    Often the most popular time of the year to buy and sell, if you find a property in the spring, you are likely to be in your new home by the summer. The increased levels of daylight mean you can view the properties, quite literally in a new light, offering a new perspective that you might not have seen before. The Easter Bank Holidays also give you more time to consider your option and make a decision.

    Summer

    Activity tends to slow down in the summer as the focus is on other things such as school holidays, summer trips and making the most of the longer daylight hours. Knowing that it will take several months for a sale to be completed, parents will often look to move earlier in the year, so they are settled in the new property before the start of the new school year.

    Autumn

    Generally, there is an increase in activity through to early November as people are back from their holidays, and there is the chance to get into the new property before Christmas.

    Winter

    This is usually one of the hardest times to try and sell, as buyers are preoccupied with Christmas and properties tend to view less well in the darker winter evenings. The motivation of buyers is also decreasing as a general rule, except those who are hunting for a bargain just before Christmas!

    Before you start your more in-depth search for a house, answering the three questions about will give you need an idea of how many bedrooms you need, a list of locations you are interested in and how much you are willing and able to spend.

    But this can seem like quite a daunting task particularly if this is the first time, so to make it a bit easier to digest, consider asking yourself the following questions:

    · What things do you dislike about your current property or area that you would seek to avoid next time?

    · Equally, what are the things you love about your current area and property?

    · How far are you willing to travel for work/school runs/visit friends and family?

    · What is an absolute 'must-have' for your next property?

    · What amenities do you need close by?

    · Are transport links important to you, and if so, which ones do you need to be near to?

    Viewing properties


    It is important that you only view the properties which have all of the necessities that you will have outlined by answering all of the above questions but also be guided by the estate agents helping you find - they may know something you can't appreciate without visiting the property. Once you have narrowed down to your shortlist, set aside some time for viewings. When viewing properties, try to consider the following:

    · Try to view the property at different times of the day so you can get a feel for the neighbourhood at both day and night, while also potentially scoping out your new neighbours!

    · Try to visualise how much work would need to be done on the property. Is it just redecorating, or will there have to be bigger jobs such as electrical rewiring or replacing the boiler?

    · Are the fixtures and fittings up to standard? If they are looking a bit worse for wear, this could be a good starting point when it comes to negotiating the price.

    · Try to get as much information written down as possible, as it can be easy to forget details, particularly if you are viewing multiple properties in a day.

    · How energy efficient is the property currently? This will help you to gauge how much you will be spending on bills.

    · You may also wish to find out what the other offers have been on the property if the information is disclosed.

    · Try to view the property more than once if you feel it is 'the one'.
