    Frequently Asked Questions

    Who do I contact if I have questions about my tenancy?

    All elements of your tenancy are dealt with by the Property Management team based in Gloucester. Refer to your contact sheet if you feel you would like to speak to a specific person.

    I have changed my telephone number, do Naylor Powell need to know?

    Yes, it is vital that we have accurate contact information to ensure we provide you with the service you expect. This should also include email addresses whenever possible.

    We also recommend you 'like' us on Facebook as we often post information relevant to your tenancy on our page facebook.com/npestateagents.

    What happens with the utilities?

    This is all taken care of for you. When you first agreed your move in date we notified all the relevant utility suppliers and council tax that you were moving in. You should receive notification of this in the post within a few days of moving in usually with a request to send some details and meter readings.

    Can I change my utility suppliers?

    Yes, but you must notify us first. You must not change gas or electric meters or install a water meter without written consent from Naylor Powell.

    How often will Naylor Powell visit the property?

    We will carry a routine visit within the first three months of you moving in and then on a six monthly cycle after that. We should make you aware that we do take photographs of the main rooms and of any issues that need to be reported. This is a contracted obligation we have to the landlord. You will receive written notice prior to any routine visit.

    Jeremy Baynham MARLA, Lettings Manager
    Jeremy first joined Naylor Powell as an office coordinator in the Newent office, while studying for his A Levels. He rejoined as a Lettings Negotiator in the Gloucester Docks office and has worked his way up to Senior Lettings Negotiator and now Lettings Manager. Having completed the company's training programme, Jeremy has achieved a Level 3 Technical Award in Residential Letting and Property Management and is a member of The Association of Residential Letting Agents (ARLA). Growing up in Gloucestershire he has developed a good knowledge of the area and is able to offer local advice to prospective tenants and landlords. He is always keen to ensure everyone involved in the letting process receives the best service possible.

Her qualifications and nearly 10 years' experience provides Liz with a wealth of knowledge about the sales and rental processes. Liz provides crucial support to the Property Management department liaising with both landlords and tenants.

    Charlotte Malpas, Property Manager
    Charlotte joined Naylor Powell as a Property Management Co-ordinator. Her role involves liaising with tenants, landlords and contractors on a daily basis to organise a vast range of property management issues. Charlotte's patient and friendly attitude ensures that problems are resolved quickly and she is a great asset to the team. Charlotte has completed a Level 2 NVQ and is currently working towards an ABBE Level 3 Diploma in Residential Property Letting and Management.

    Carolyn has also been with Naylor Powell for many years but not quite as many as her sister Sue. Carolyn joined Naylor Powell in 1992 after having her children and has worked in a number of roles within the business. She is now the friendly voice at the other end of the phone when tenants or landlords have queries with regards to property maintenance.

    James joined Naylor Powell in 1999 as a trainee negotiator in our Gloucester branch. He worked his way up through the company and became a Director in 2008. James leads from the front, always happy to put the effort and hours in to get the conclusion our clients expect. He constantly strives to ensure both him and the team offer the highest levels of customer service. His biggest achievement within the industry was collecting The Estate Agent of The Year Award from Channel 4's Phil Spencer, he has obtained the ABBE Level 3 Diploma in Property and the NFOPP Level 3 Award in The Sale of Residential Property.
