Useful Information For Tenants

    If you are interested in renting one of our properties, there are a number of steps to consider:

    Referencing - All prospective tenants are checked using a referencing service. We do not recommend tenants unless they are cleared by this procedure. Tenants need to provide details of their addresses over the last three years, employers details etc.

    Contract - The prospective tenant must sign a standard short hold tenancy agreement once they have agreed to rent a property. This is a standard agreement that protects both the tenant and the landlord.

    Deposit and Rent in Advance - A deposit is required for all properties, normally equivalent of six weeks rent and this is held under the Tenancy Deposit Scheme. In addition it is usual to pay one month's rent in advance.

    Utility Bills - The tenant is responsible for paying council tax, water, gas and electricity and these will be transferred into the tenants name when he/she signs the contract.

    Insurance - It is up to the tenant to ensure that their contents are adequately insured.

    Inventory and Statement of condition - A full inventory is made up prior to the tenant moving into the property which includes a statement of condition of the property. The tenant has full sight of the inventory and must sign agreement at the start of the tenancy. This is used if there are any disputes regarding the deposit.
