    Please note that application fees are payable on all tenancies. It is not included within the rental.

    This is payable immediately upon deciding to apply for a tenancy. The tenancy fee is NON-REFUNDABLE should you decide not to pursue the tenancy (irrespective of whether or not references have been applied for) or alternatively if your application is declined.

    PROFESSIONAL TENANTS

    Pre Tenancy Fees

    £270 INC VAT which covers one person.

    £210 INC VAT for each additional person.

    £540 INC VAT Company Let.

    £120 INC VAT per guarantor.

    £120 INC VAT Check In fee.

    Additional Information - Professional Tenants Only

    DEPOSIT

    This is equivalent to one months rent plus £300 and must be paid by building society cheque or bankers draft the day you sign your tenancy agreements (personal cheques will only be accepted if submitted 7 days prior to signing). No cash will be accepted.

    Eg: Rent £300 Deposit £600.00

    TENANTS LIABILITY INSURANCE

    It is a mandatory requirement on all our tenancies that you protect your landlords fixtures and fittings against accidental damage/loss. It is not a mandatory requirement that you insure your own possessions - this is your choice although we recommend you do. Proof that cover is in place to cover the landlords fixtures and fittings will be required prior to the release of keys and the signing of a tenancy agreement.

    IF YOU HAVE YOUR OWN POLICY IT MUST MEET THE FOLLOWING CRITERIA: PROVIDES COVER AGAINST ACCIDENTAL DAMAGE TO THE LANDLORDS FIXTURES AND FITTINGS (minimum £2,500) .

    £96 INC VAT application fee

    £96 INC VAT guarantor fee

    £250 (no VAT) reservation fee - this fee will be transferred to form part of your deposit upon commencement of your tenancy.

    Non UK Credit Card Charge - 2% of overall charge (no VAT)

    Duplicate/ Replacement AST - £30 inc VAT

    Key Replacement/ Lost (per key) - £30 inc VAT

    End of Tenancy Clean (per hour) - £18 inc VAT

    Flea Spray/ Fumigation (Unauthourised Pets - £120 inc VAT

    Rubbish Removal (per bin bag) - £30 inc VAT unless quoted.

    RENT

    To be received by Us, 24 hours before the day of signing by building society cheque, bankers draft, debit or credit card. Made payable to Newman Residential Lettings. No cash will be accepted.

    RIGHT TO RENT

    Under the Immigration Act 2014, Right to Rent Checks are now mandatory across England for tenancies starting on or after February 1st, 2016. It is our obligation to check that a tenant or lodger can legally rent a residential property in England and before the start of a new tenancy, we will request the necessary documents and make checks for all tenants aged 18 and over, even if they're not named on the tenancy agreement.

    TENANTS DEPOSITS

    All deposit are registered with The Tenancy Deposit Service.

    Additional Fees may apply to Landlords throughout the duration of the tenancy and further information on these can be obtained by requesting a copy of our Agency Terms of Business where each area of the tenancy process is comprehensively covered and explained.

    I was born at Walsgrave Hospital (now University Hospital). I've lived in Cheylesmore my whole life, first at Rosegreen Close (now owned by my Uncle) and now on William Bristow Road. I attended Manor Park Junior School and Whitley Abbey Comprehensive School (now Whitley Academy). I attended Butts College, Earlsdon (now closed) and got accepted to Coventry University's Transport Design Under Graduate Course.

    I played cricket for Coventry & Warwickshire C.C. (Binley), Highway C.C. (Tile Hill). I played cricket for Coventry Under 14 to Under 16. I was also a qualified Cricket Coach for Warwickshire C.C.C. and Head Coach for Coventry C.C. Under 12, though that's going back a few years!

    I am a career Estate & Letting Agent with over 20 years experience. Though I have worked for Independent and Corporate Agents in several different counties; and owned Estate & Lettings Agents in multiple locations, I've always had my family base in Coventry.
