The National Approved Letting Scheme & Safe Agent
Newman Sales & Lettings are long standing bonded members of the National Approved Letting Scheme and Safe Agent. Both landlords and tenants money is protected and we have to work within a set of strict guidelines in terms of conduct and professionalism. We have redress system for all clients and we are also members of the Property Ombudsman.

From the moment you instruct Newman Sales & Lettings to let your home as your agent we take ownership of the letting process. We will manage every details of the let from marketing to co-coordinating the open house to providing continuous feedback on results. We are focused on making the whole process as stress free as possible.

Let & Rent Collection
Fully Managed (Our specialty, particularly amongst our overseas clients)
Our Fee PolicyWe operate on a strict No Let - No Fee basis. We only get paid on results. Our mission is to obtain you the most suitable tenant at the best rent possible. We will aim to avoid any void periods but we will not sacrifice our high standards and rush to secure a tenancy, if we do not feel a tenant is good enough for you we will simply decline the application.

Please note in some circumstances our fees are negotiable. We have special rates for returning clients and multi portfolio landlords, we will however never compromise on service.
FULLY MANAGED & RENT COLLECTION
Full Management and Rent Collection fees vary from 8 - 13% per month plus VAT. Reduced rates available for multi portfolio landlords and historic returning clients.
A monthly set up fee is also charged at the onset of each new tenancy. This varies dependent on the size and rental of the property. Costs can vary from between £300 inc VAT to £550 inc VAT
Tenancy Deposit Registration fee - ranges from £30 - £35 including VAT - also payable on renewal.
Check In Fee - FREE of CHARGE
Check Out Fee - approximately £96 inc VAT but can increase dependent on the size of the property, location, rental and service level.
Tenancy Renewal Fee - £96 inc VAT but can change on the term and rental of the property.
Inventory Fee - externally sourced and dependent on size and location of the property.
LET ONLY- (tenant find only)
These fees are based on the monthly rental and the rental term. Please inquire for more details.
