    Accompanied Viewings
    image cannot be displayed
We accompany 96.2% of our viewing appointments in order to best match the benefits of a property to the needs of a client. Through thorough qualification we help establish the key requirements for each buyer then work tirelessly to help find their dream home/property. Prospective purchasers will feel more like the house could be theirs if the current owners are not there. If you are in the property during a viewing appointment it can make buyers feel like they are intruding. Your estate agent will be pleased to show people around your home and will know when to leave them alone to look and talk by themselves.

    Marketing Reviews

We conduct regular face-to-face review to involve the seller in the sales process. We highlight its individual exposure to the market including press, Internet, viewings feedback, offers and potential interest. It is also at this point that we give you your own personal printer reports to gauge When preparing your home for sale the best money that can be spent is on cleaning. If your home is well cleaned and has that lovely clean smell it will immediately give the potential buyer the impression that the house is well looked after. This means getting into all of the corners and scrubbing around the taps with an old toothbrush and jiff, don't forget to make those windows sparkle! the markets reaction to your property including positive and negative. Our clients find the selling experience much smoother and stress free when one of our Property Marketing Advisors guides you through the process of finding a buyer and agreeing a sale

For over 20 years now our business has evolved shape around the feedback we have received from our clients. Who better to report on how our business performs than the clients themselves. We take each individual experience seriously and learn from it. We take everything on board and adopt a never perfect approach with a can it be done better mentality. This helps us to stay on top of our game and a step ahead of the competition.

    Open Houses
    image cannot be displayed

85% of the properties that we take to open house agree a sale. Over 45% achieve above the asking price. We have spent 9 years perfecting the most effective strategies. We know what works and follow a strict procedure before, during and after the event. Although replicated by lots of agents Newman have the winning formula for making your open house as successful as possible.

    Timescales

    • Deadline forces a decision from buyers, separates the wheat from the chaff.

    • The average selling time for an open house is 4 weeks rather than 9 months.

    • The vendor gets a 3 week opportunity to prepare for the open house and stage the home.

    • Sealed bids take place at 12.00 on the Wednesday after the event.

    • The buyer is not aware if there are under bidders so we can enforce strict timescales. Convenience

    • Majority of viewings take place on one day.

    • All of the viewings are accompanied.

    • The vendor has the opportunity to stage the property.

    • The sales team have the opportunity to see the property before it hits the market.

    • The vendor gets to pick the buyer with the circumstances that best fit their needs. Marketing

    • Condensing all viewing appointments to one day creates a sense of urgency.

    • Enhanced marketing packages available for open houses, a full page in the local newspaper with floor plans and pictures.

     • Premium listing slots on Rightmove available for open houses, 3 internal photos with a highlighted background.

     • For sale sign slip announcing time and date. Offers

    • We don't sell it to the first buyer or the first offer ensuring that we get the best price.

    • All interested buyers will be bidding blind against each other, best price.

    • No buyer remorse, 5 day thinking time over the offer reduces cancelled sales rate.

    • If the other offers are not enough then we have an opportunity to renegotiate.

    • Each buyer must present their entire status at sealed bid deadline including... offer, position, timescales, financial status, fixtures & fittings, special conditions.

Guide to Buying

    Introduction
    image cannot be displayed
This guide has been designed as a basic map for our clients to navigate through the process of buying a property. We firmly believe that a one size fits all approach can never work for our industry. There are lots of permutations of circumstances and everyone needs are different. With this in mind please feel free to speak to one of our specialist advisors who can offer you personal help and support.

    How much can I afford?
    image cannot be displayed
We have recently seen an increase during of cash buyers. However 75% still require some form of mortgage. It will more than likely be the largest on going cost after the purchase - it is simply a loan secured against a property. You can't sell the property without paying off the mortgage first and if you don't keep up the repayments the lender can repossess the property. Due to the credit crunch, there have been significant changes in bank lending. Therefore it is vital that you secure a mortgage with a lender prior to searching for your new property. When you find the right property you will be in a far stronger negotiating position

    Mortgage deals
    image cannot be displayed

Generally, the best mortgage deals are available to people who put in at least 15% of the property's value, leaving the mortgage company to lend the other 85%. Everyone's circumstances are different and there are over 1000 products to chose from so speak to someone that has access to several sources of products. A bank is only likely to advise you of its own products. Different mortgage providers have different criteria for lending money, but in general the amount you can borrow depends on:

    Your income

    Your employment status

    The size of your deposit

    Your other financial commitments

    Types of MORTGAGE
    image cannot be displayed

Repayment Mortgage With this type of mortgage (also known as capital and interest) you repay part of the amount borrowed together with the interest being charged each month. In the earlier years the majority of your monthly repayment is made up of interest, However toward the latter part of your mortgage term the situation is reversed with the majority of your monthly payment reducing the amount borrowed.

Interest-Only Mortgage With this type of mortgage you are only paying interest each month. This means that although your paments will be lower, the amount you borrowed will still be outstanding at the end of the mortgage term. You'll need to make alternative arrangements to pay off the mortgage to avoid the property having to be sold.

Standard Variable Rate Take the rough with the smooth Your payments will rise and fall in line with Bank Of England Base Rate chargesDiscounted A gentler way to start your mortgage at a time when money may be tight. You pay a lower interest rate which moves in line with the lendor's standard variable rate for a set period.

Tracker Your payments change straightaway when interest rates fall and rise. Tracker rates are usually linked to the Bank Of England Base Rate, which means they'll change in line with changes to the base rate.

Fixed Gives you the security of knowing that your monthly payments are the same. You pay a fixed rate of interest for a set period, so you know exactly what you'll be paying each month even if interest rates change.

Capped You will know the maximum you will pay for a set period of time to help you budget. You pay a variable interest rate, but your payments won't go above a certain amount for a set period of time.

Offset You pay less on your mortgage as your savings go up. Your main current account, savings account or both are linked to your mortgage. Each month, the amount in these accounts is offset agaisnt your outstanding mortgage before working out the interest you owe. You are unlikely to earn interest on your savings which are offset agaisnt your mortgage.

Cash Back Great if you need a cash lump sum. The lendor pays you a sum shortly after you take up the loan but if you move to another lendor in the early years you may have to pay some or all of this back. Typically interest rates are higher for this type of mortgage.

Flexible Great if you have a variable income. You can vary the amount you pay each month and take payment holidays in some circumstances. it may help to reduce your mortgage with lump sum payments without incurring an early repayment charge.

  • paragraph

    Stamp Duty
Stamp duty is a tax levied by HM Revenue and Customs when purchasing a property. The amount payable depends on the value of the property you are purchasing. The different bands are as follows:-

    £0 - £125,000 0%
    £125,001 - £250,000 1% of the purchase price
    £250,001 - £500,000 3% of the purchase price
    £500,001 - £1 million 4% of the purchase price
Over £1 million - £2 million 5% of the purchase price
    Over £2 million 7%

We will advise you of any alteration or amendment to this, and also of the additional duty payable in respect of new leases.

    Solicitors Costs
    image cannot be displayed

Solicitors costs are made up of fees plus V.A.T. together with out of pocket expenses paid by the solicitor e.g. Stamp duty, Land Registry fees and search fees. The fees are calculated partly taking into account the expense of the time devoted to a particular case and partly on the value of the property.

    Types of Survey Mortgage Valuation

These are carried out on behalf of the mortgage lender and are to ascertain the current market valuation. An inspection will check for any major problems such as damp, timber infestations and structural issues. If there are defects highlighted in the mortgage valuation specialist reports may be necessary. Following these a retention may be lodged.

Letter Valuation The letter valuation inspection is the same as above, but for private clients. These are generally carried out for accountancy reasons, when couples are separating or if people are purchasing the remaining share of a previously shared ownership property.

Homebuyer Survey This survey provides the option of a more detailed inspection of the property, from the chimneypots down to the damp proof course. The report highlights the major problems there may be with a property as well as providing general advice on repairs that are recommended in order to preserve the condition of the property. It is generally advised that this type of survey be carried out on houses that are more than forty years old.

Building Survey This more comprehensive survey covers all aspects of the property, but dealing with the construction in greater detail. As well as identifying the essential defects and works required, it provides a theory as to their probable cause and steps required to rectify them. These reports are generally advised for properties built before 1900 and larger houses. These are more detailed than the homebuyer survey and represents a more technical examination of the property.

Mortgage Costs A bank will charge an arrangement fee that can vary from a set amount to a percentage of the loan advanced. Most will charge for some form of valuation and depending upon the size of the deposit you might have to pay a Mortgage Indemnity Guarantee Fee. This is an insurance policy to protect the lender if the borrower defaults on their payments and the need to sell occurs. The valuation is to ensure that the lending is a safe investment and in line with the loan to value percentage.

    Before Exchange
    image cannot be displayed
Before contracts are exchanged information about the house is provided by the sellers solicitors. The search reveals among other things if roads are adopted and whether the local authority has any proposals which effect the property. At this stage, a buyers solicitor will also be making sure that the form of the contract is in order and, if all the papers are available, that the seller has a good title to sell the property. In the meantime, the buyer will be making the necessary financial arrangements such as applying for a mortgage. It is important to agree with the seller what fixtures and fittings are included in the sale price.
  • paragraph

    Exchange of Contracts
    image cannot be displayed
The legal formalities of domestic house sale and purchase usually fall into two parts - those leading up to "exchange of contracts" and those following exchange up to "completion" of the transaction. Two identical contracts are drawn up - one to be signed by the seller and the other to be signed by the buyer. When both sides are ready to commit themselves to sell and to buy, the two signed contracts are dated and swapped over between solicitors. At this point the contract becomes binding. At the same time as exchange the date for "completion" is agreed. Completion is the date on which the keys and deeds are usually handed over in return for the purchase monies and the buyer can move in.

      sound advice and continual support
Ian provided a very prompt response, sound advice and continual support throughout the sale of my mother's house. He was particularly attentive and reassuring to my mother (83 years) and ensured that she was not exposed to any undue stress, whilst at the same time not patronising, being respectful, caring and professional in his manner. Ian remained in regular contact with me to ensure that I was fully aware of how things were progressing and provided 100% back up and support over the whole period of his involvement, particularly at exchange and completion stage. We (myself and my mother) strongly recommend Ian as someone who is fully committed to providing quality support and 'goes the extra mile'. Outstanding :-)

He's an ambitious, hard working guy
The pricing strategy was also astute, asking for slightly more than he expected the house to go for to keep offers well clear of the change of the stamp duty border. He's an ambitious, hard working guy and easily the best person we've dealt with through what continues to be a drawn out, difficult process (I write this from rented accommodation after another disaster at the other end of things - I will shortly be seeing what you lot have for sale)! Anyway, a good lad. Thanks
