Formed in 1990 as a direct consequence of the problems experienced by the partners when trying to let their own houses, we are well established and conversant with the requirements of owners, landlords and tenants from a property letting and management agent.
Having concentrated for these years on building a firm property management and letting base, we believe the time is now right for us to, once again, expand our range of services.
We have, therefore, increased our staffing levels and can now -
Find you a property suitable for rental
Refurbish and redesign your property to maximise income
Let your property
Manage your property
Sell your property
Our aim is to meet owners', landlords' and tenants' criteria and provide 100% satisfaction. As a large proportion of our business is generated from recommendations from present and past landlord and tenants, we believe we must be successful in achieving our aims.
To provide this quality of service, we will, only in very exceptional circumstances, deal with lettings of less than six months.
By being members of both The National Association of Estate Agents and The Ombudsman for Private Business we hope to assure prospective landlords and tenants that they are dealing with a professionally managed company aware of its responsibilities.
From our experience during the past ten years, we find that the main criteria of an owner wishing to buy, sell or refurbish a property is communication. From an owner's point of view, nothing is worse than an agent who tells him nothing.
Therefore, now that this company is, again, actively operating in the property sales market we have organised our procedures to enable us to provide the client with a regular progress report to as high a frequency as weekly if necessary.
Each report will contain, dependant on the stage the sale, purchase or refurbishing has reached, the following details:-
Property Sales
Details of advertising; property details; viewings arranged; offers received; progress through solicitors to exchange and completion.
Buy to Let
(a) Property purchase
Analysis of market place; details of property details received; reports on properties viewed; purchase recommendations; negotiation of purchase; liaison with selling agents and vendor's solicitor (via client's solicitor).
(b) Refurbishment
Assessment of requirements; obtaining estimates; arranging work schedules; 'clerk of works' activities; works inspections.
(c) Design Layout
Liaison with architects, surveyors ect; assessment of requirements; obtaining estimates; arranging work schedules; 'clerk of works' activities; works inspections.
