FAQs
When is the rent payable?
The rent is payable on the monthly anniversary of the contract date, until the termination of the contract.
How do I pay my rent?
We will give you a standing order form for your bank, which must be completed and given to your bank by you. Alternatively, you can use the information on the form to set up a payment via your internet banking facility, which is the way in which most of our clients pay the rent. This means that the money will be debited from your account each month before the rental due date. It is possible to pay rent also with cash or debit / credit card. Please be aware that this can only be done by prior agreement.
Do I have to pay a security deposit?
Yes. The deposit is taken at the beginning of the tenancy (on check in) in cleared funds, and registered under the terms of an insurance backed tenancy deposit scheme in the tenant's name. This is to comply with current government legislation. The deposit is always equal to one and a half months rent.

Do you take references?
Once you have decided on your perfect property, we will need to remove the property from the rental market, for a maximum of 72 hours (three calendar days), and complete your application to rent the property. To do this we will need to perform an internal risk assessment (references) to asses your suitability to rent the property. We must also comply with current Government legislation in order to ascertain your eligibility to rent a property in the UK. Failure to carry out these Home Office checks diligently is a criminal offence. These checks are commonly known as "Right to Rent" checks.
Who must complete this process?
Every prospective tenant who is over the age of sixteen years, or corporate entity, at any point during the Term of the Tenancy, must successfully pass the assessment process and be named upon the Tenancy Agreement.
Will there be an inventory?
Yes, the inventory is a list of all items and fixtures within a property. This will be checked by one of our representatives prior to the check in date and a list will be provided at check in. This will be checked with you at the time of check in and you will be able to view all items and their condition. This is very important as it ensures that you are satisfies that all items are in good condition and provides an accurate document detailing the condition of the property and contents at the point of handover. This will be checked again at the termination of the tenancy and the two documents will be compared to decide if there have been any breakages or dilapidations during the term of the tenancy.
Will I be checked in to the apartment?
Yes. One of our concierge team will perform the check in, show you round the apartment, take any necessary meter readings, explain how the various electrical items and central heating work, check the inventory and ensure that you are happy with the property. This will also be carried out at the end of the tenancy on check out.
What security precautions do you take?
We take the security of our clients very seriously. We have ensured that access to all developments is via electronic entry systems, only accessible with express permission of the tenant. In most cases all car parks are enclosed and protected by railings and electronic gates, again only accessible with express tenant permission.
Most apartments feature both Yale dead lock systems and Chubb mortice locks, whilst inside there are bolts on the inside of the doors and door chains for extra peace of mind. Most windows are lockable and all locks and entry systems conform to the highest current regulations of ISO 9000 and bear European Kite mark branding.
We also perform regular inspections of our fire precautions. All furniture and soft furnishings are passed as source 5 (the same standard as in hotel accommodation) and all carpets are checked for their fire retardant properties prior to purchase.
Each apartment features a mains powered smoke alarm with battery back up, and all internal doors have fitted self closers in order to comply with NHBC regulation and building control. We also ensure that in the event of fire, all communal doors are fitted with intumescent one hour fire stopping linings.
All car parking areas and external grounds are fitted with automatic external lighting systems to ensure easy visibility and an extremely safe environment for all vehicles and persons. Internally, all communal areas are fitted with automatic lighting systems and time monitored delay lights.
