    Who are Oakhill?

    Oakhill was created by our two directors, Philip Grace & Elspeth Tinn, back in 2004.

    Philip has an extensive career in the property industry, from project manager at Abbey National Plc, MD at Lowry Commercial Plc , Group MD at United Business Centres Plc to the CEO of i2 Office, a high quality serviced offices company providing an expanding numbers of business centres in prime city centre locations across the UK.

    Elspeth has a hands on approach, having keenly invested in residential property herself to build an impressive portfolio; this gives Elspeth a unique insight into letting property from a landlords perspective that many letting agents simply do not have.

    Initially a selling and letting agent, Oakhill decided to drop sales from their range of services to concentrate on residential letting in 2009. In support of this decision they completed a successful merger with Ray Comer of Oaktree Property Management, a long standing letting agency in Milton Keynes.

    Ray brings over 20 years of property management experience with him and is the general manager in charge of day to day operations at Oakhill.

    All three are licensed ARLA members, using their knowledge of the industry and the legislation surrounding it to make your letting experience simpler and safer.

    Regulated Agents

    We are a regulated agent. But just what does that mean to you? Well, let me ask you some questions.

    • Would you let an unqualified gas engineer work on your boiler at home without checking he was registered with Gas Safe?
    • Would you let an unqualified surgeon carry out surgery on your children at home because it was cheaper than going to hospital?
    • Would you let an unqualified mechanic repair your car because he could save money by fitting second hand parts?

      No, of course you wouldn't. So why put your property, probably the biggest investment most of us ever make, into the hands of someone who is not qualified to look after it? Without even the basic skills required, they could lose you thousands of pounds in rent and even worse, you could end up being sued by a tenant or even losing your house. Housing Law is one of the most complex areas of law in the UK and requires a clear understanding of landlords, and tenants, obligations by the agent.

      A regulated agent, either RICS or ARLA, means that your agent has those skills and just as importantly that your property and money is safe. All of our client money is covered by a Client Money Protection Scheme operated by RICS, the Royal Institute of Chartered Surveyors.

      If your current agent isn't regulated, you should ask why not. Becoming a regulated agent isn't easy: you need to operate separate client and deposit accounts; you need to be able to prove that you work within the guidelines and regulations set down by RICS and ARLA, and you also need to have relevant qualifications to become members of RICS or ARLA.

    WHAT SERVICES DO WE OFFER?
    We offer two basic services, fully managed where we do everything for you; and Let Only for landlords who want to be more hands on with their tenants. The difference in the amount of work we do is reflected in the cost you pay.

    FULLY MANAGED

    This is the top level of service provided by Oakhill, the most popular with landlords ¿ 9 out of 10 Landlords prefer full management - and the envy of most other agents.

    The Full Management service is a turnkey service driven by the rules, regulations and guidelines of the regulatory and advisory bodies we belong to for your peace of mind.

    We will:

    • arrange for the relevant certification required (Energy Performance Certificate (EPC), gas safety check, electrical safety check etc if required to)
    • discuss the preparation and marketing strategy of the property with you
    • conduct viewings with potential applicants
    • prepare tenancy agreements and an inventory
    • inspect the property throughout the tenancy at agreed intervals
    • collect the rent and transfer it to your nominated account
    • collect the deposit and protect it within the TDS deposit scheme
    • deal with any day to day tenancy issues on your behalf
    • liaise with contractors for maintenance work that is required
    • check the inventory at the end of the tenancy and collect the keys from the tenant.

      It sounds so simple when you read it through, but in reality it requires a sharp mind, a firm hand and an extensive knowledge of Housing Law mixed with good old fashioned common sense.

    LET ONLY

    This is really only for landlords who have experience in managing property themselves and who are conversant with basic Housing Law. We can't emphasise enough that making an error when dealing with a tenant, even in innocence, can cause you very big problems later on and inevitably cost you much more than you might save in management fees on the Full Management service.

    You will need to organise your own annual safety checks, maintenance, inspections, rent collection and legal notices when required.

    The let only service includes marketing the property, conducted viewings, referencing suitable applicants when an offer has been accepted and preparing the initial tenancy agreement.

    You will need to be a current member of one of the official Tenancy Deposit Schemes in order to use the Let Only service.

    If you are an overseas landlord, the Let Only service is not appropriate as many tenants will not want the added complication of dealing with your tax affairs as required by HMRC.

    RENT COLLECTION ONLY

    This is for Let Only landlords who want to manage the property themselves but don't want the bother of collecting the rent each month.

    We will collect the rent for you at a fee commensurate with the reduced amount of work required.

    TENANTS

    Even though we work predominately for landlords, we can't provide much of a service without tenants so we try to treat our tenants in the same way.

    We always have a very diverse selection of property available, ranging from contemporary one bedroom apartments up to 4-5 bedroom houses; located from Central Milton Keynes, to the suburbs and out into some of the most desirable villages in Buckinghamshire. We cater for most budgets.

    We also operate another development of 118 properties in Mitcham, Surrey consisting mostly of 2 bedroom flats but also some 3 and 4 bedroom houses.

    At Oakhill you will be much more than just another number, you will be treated fairly, honestly and with dignity.

    Like every agent we have to make a charge for our services to tenants; these charges vary from agent to agent but we try to make it a transparent process by telling you up front how much you will need to pay. We have no hidden charges.

    It is important that we find the right tenant for a property; part of that process is obtaining references. For this we will need you to complete a Tenancy Application Form detailing your employment, residential and residency status along with some basic personal details.

    Be prepared when attending viewings by bringing along a valid form of photo ID and at least one other form of residence ID like a council tax bill or utility bill in your name at your current address. Visitors to the UK and non UK citizens will need to provide their passport in all cases.
