FULL MANAGEMENT
This service offers comprehensive property management allowing Landlords to have complete peace of mind. All tenant sourcing, legal requirements and rent collection is taken care of.
RENT & LEGAL MANAGEMENT
This service offers comprehensive property management with a reduced commission structure. The Landlord will earn a greater return on their investment, but along with the responsibility of taking care of all maintenance issues throughout the duration of the tenancy.
INTRODUCTION ONLY
This service is designed for those Landlords with a great deal of knowledge within the lettings industry. All annual & monthly legal requirements, rent collection and maintenance issues are the Landlords responsibility with this service type.
FULL MANAGEMENT
FINDING A TENANT
We will use a number of different advertising strategies at our cost to locate as many suitable tenants as possible. We will negotiate rent levels and once a good prospect is located, we will carry out comprehensive references.
LEGAL REQUIREMENTS
Our favourite quote is, “Prevention is greater than cure.”
We take more steps than most to raise the chance of enjoying a safe and hassle free tenancy. We will prepare and carry out the signing of all the required contracts. In the event of a tenant becoming a problem, we will prepare and serve legal notices, liaise with the court and have the tenant/s removed from your property in the fastest possible timescale.
PROPERTY INSPECTIONS
We feel that it’s important to keep a close eye on how tenants are treating a property. We look after our Landlords properties as if they were our own.
MAINTENANCE
In the event of a maintenance problem occurring, we would first attempt to mentor the tenant to see if the issue can be dealt with without calling out a specialist and incurring costs. If the fault cannot be rectified by the tenant and a trade’s person is required, then we will contact the Landlord requesting permission for works to be carried out. This method allows the Landlord to fix the problem themselves to save on cost or to suggest a trade’s person of their choice. We are on call 24 hours a day, seven days a week and 365 days a year when an emergency call from a tenant is made. PFL are experienced when it comes to dealing with any gas, electrical or water problems and the safety of tenants and the liability of our Landlords is top of our priority. The cost of any works will be deducted from the next rental payment due to the Landlord.
INVENTORY
At commencement and between tenancies, we will prepare a comprehensive description along with photographs of your property at request. We will use this to calculate any deductions of a tenant’s deposit and to prove what condition the property was originally in at the end of a tenancy.
CHARGES
Charges will vary depending on the size and rental valuation of the property. A set up fee as well as a monthly commission is required with this level of service.

The contracts we supply to the brave Landlords that attempt to manage their own tenancy are comprehensive to say the least, although if not used correctly throughout the duration of the tenancy, they can become almost worthless in the eyes of the law. Managing tenants, updating contracts with accuracy and serving legal notices on time is essential in order to avoid a costly and time sapping experience. In the event of a tenant becoming a problem, it is the Landlord that will need to prepare and serve notices, liaise with the court and have the tenant/s removed from their own property.
