    We will make sure once we have found you a potential tenant, they go through our very detailed referencing process which makes the letting of your property run smoothly. We follow the industry standard guidelines for referencing through our referencing partners, Homelet.

    We market your property widely on all of the most popular website portals and also in the local press and regional newspapers. In addition to our extensive internet and newspaper advertising we will also promote your property on the world's most popular social networking websites such as Twitter and Facebook.

    We prepare water tight Assured Shorthold Tenancy agreements for your protection and to cover all eventualities. The tenancy agreement also contains all the necessary clauses with regards to deposit protection in our chosen provider, the Tenancy Deposit  Scheme Ltd.

    Inventories & Schedule of Condition

    We can produce a professional quality inventory for your property which will help protect the condition of your property by ensuring we have good evidence should any disputes arise at checkout. Normally these will be between 40 to 80 pages long and contain between 150 and 250 high quality photographs (dependant on size and condition of property)

    Rent Collection

    Parkyns Lettings offer a quick and effective rent collection service. Rents are paid to us by your tenant via BACS. We process our accounts daily, so as soon as a cleared payment is received it will be processed the same day and sent to your designated UK bank account via BACS. A separate statement can be either emailed or posted to you. We can even send a copy statement to your accountant if you wish.

    Regular Property Visits

    We carry out regular property visits to ensure that the condition is being maintained in a way that we are satisfied with. We will advise you as to any action required following our visits.

    Repairs & Maintenance

    We offer a prompt and efficient repair and maintenance processing service. We will always advise you of any works that might need to be carried out and can arrange if required the repair and payment from your account. We can also arrange routine maintenance such as decorating, flooring etc which may be needed periodically to keep your property looking its best.

    We offer a professional tenant check-in and check-out service including the negotiations for deposit deductions and arbitration (if necessary). Our Check-out procedures are backed up by quality inventories (see above) designed to protect your property and save you from unnecessary expenditure.
