    Guaranteed Rent for Landlords

    • Legal expenses cover - In case you need to evict a tenant who has fallen into rental arrears or has overstayed a Section 21 Notice
    • Property damage - Should you claim under the contractual guarantee for property damage caused by the tenant, we can offer legal assistance to recover costs over £1,000
    • 50% of rent after vacant possession - Following a successful claim for legal assistance with repossession, we can offer 50% of the rent for three months while the property is being actively advertised.

    Tenant Finder Service

    Q: What does this service cost and what is involved?

    A: We charge a fixed fee from £500 plus vat for marketing and finding a tenant for your property.

    This includes:

    • Rightmove advertising
    • Credit checks
    • Employment references checks
    • Previous landlord checks (if applicable)
    • Signed tenancy agreements

    We will then hand over to yourself providing you with all the required information on your tenant(s).

    Full Management Service

    Q: What does this service cost and what is involved?

    A: We only charge 10% + VAT of the monthly rental income for a FULL management service. Subject to £50 plus vat per month minimum. There is also at £150 plus vat new property set up fee.

    This includes:

    • Advertising on Rightmove, PHP website and local press with photography.
    • To Let board erected - outside the property.
    • Employment references checks.
    • Credit checks.
    • Previous landlord checks (if applicable).
    • Inventory and schedule of condition carried out including photos.
    • Arrange tenancy agreement.
    • Monthly rental collection.
    • Deposit collection and transfer to Deposit Protection Scheme holding account.
    • Regular inspection with written reports.
    • Management of all maintenance issues.
    • Monthly invoices.
    • Issue notice to tenants if and when required.
    • Final inspection upon vacation and return of deposit.
