    Phipps and Pritchard with McCartneys offer various types of Valuation and Survey service on all types of property - residential, commercial and industrial - for various purposes. 'The practice undertakes Surveys and Valuations in accordance with the RICS Valuation and Appraisal Manual (The Red Book).

    Residential - A valuation of residential property may be required for a number of purposes and will include an inspection of external surfaces of the building, and interior, including a head and shoulder check of the roof and void where possible, in order to obtain sufficient information to provide a well balanced, well informed, valuation report.

    Commercial - No business or organisation can today afford to be ignorant to the value of a major asset. Valuation reports and prepare for bank and/or lending purposes and appraisals of company property assets undertaken for whatever reason. For Clients wishing to obtain advice on valuation for possible purchase, a detailed report on condition of premises can form part of the valuation as required.

    Homebuyers Survey - This service requires the surveyor/valuer to investigate and comment on the building and its condition including observations about the local area, the site, possible hazards and other matters affecting them. Where major defects are noted the surveyor/valuer will offer an opinion as to their cause and recommend an appropriate course of action. The report concludes with a valuation of the property in its current condition and is considerably more detailed than a valuation report. Full terms of the engagement are set out in the RICS forms, copies available upon request.

    Negotiation & Acquisition Service - Where prospective buyers are considering house purchase outside of our agency we can provide a complete purchasers negotiation and acquisition service on residential and/or commercial properties to include a report on condition of the building or Homebuyers survey, valuation advice and negotiation with Vendor or agent with a view to conclusion of purchase. An indication of costs can be given upon request.

    Building Survey - This is undertaken very often in conjunction with a qualified building engineer with comment in detail accompanied with drawings and/or photographs as necessary to amplify or confirm any problems noted. Reports are prepared for variety of reasons with schedules of works, condition and ~ dilapidation's submitted as appropriate.

    Surveys and Valuations - Phipps & Pritchard with McCartneys carry out Homebuyers Reports & Valuations.     Chris decided that a career in property was for him from an early age and enjoyed work experience with the old firm of Cattell & Young when, at the age of 16, he first entered the building that he now works in today. Chris moved back to work in Kidderminster in 1988 after being invited to join Phipps & Pritchard.

    Since the merger with McCartneys 2012, Chris has enjoyed bringing the dual brand of Phipps & Pritchard with McCartneys to the fore front of the Wyre Forest & Teme Valley areas.

    Chris is a member of the Royal Institute of Chartered Surveyors, and in recent years has also been qualified as a Registered Domestic Energy Assessor. To keep up to date and abreast of the lettings arena he passed the Association of Professional Inventory Providers exams. He is currently involved in helping re-shape and support the extensive long leasehold and managed portfolio of the business assisted by Partner, David Hughes, undertaking many visits to help this busy and unsung part of our business.

    Chris became a partner of Phipps & Pritchard in 1990 and enjoys his role with his immense experience and enthusiasm helps him to stand out from the crowd and still believes that we are all here to serve our clients as best we can in a very regulated and legislated area of work.

    Chris lives in Wolverley with his wife Lynne and has two daughters. Chris & his wife have a great love of gardening, maintaining and enjoying their allotment garden which has a menagerie of chickens, hens, ducks, where Chris's father before him also gardened. Chris enjoys many out of work activities including walking and sailing, riding his 1971 Triumph Trident motorcycle..! He is not one for sitting down!

    Zoe Herbert joined Phipps & Pritchard with McCartneys 12 years ago and enjoys a diverse role. Zoe is a Fellow of the National Association of Estate Agents (FNAEA) and is accredited with the Diploma in Residential Estate Agency (DipREA).Zoe specialises in Residential sales within the Wyre Forest area and undertakes residential sales valuations for both Phipps & Pritchard with McCartneys core brand alongside the Fine & Country brand specialising in individual and country property.In addition to valuing Zoe manages the PR for both Phipps & Pritchard and McCartneys. A driving force to ensure that news from any sector of our diverse portfolio reaches the public and further ensuring that our brands remain at the forefront of our industry.Zoe enjoys a challenge and embraces work with both passion and enthusiasm.
