    Both our teams have really been around the local block  (in the nicest possible way, we hasten to add).     From rental marketing to property management..

    With a team dedicated purely to lettings, we market rental properties in most districts of Bristol.

    Use us just to market your rental property or appoint us to provide complete management, including organising maintenance, inventories, check-in and check-out, and rent collection.

    Tenants on our books are mostly professionals or University students. To vet them we take out work, character and previous landlord references. Plus we ask for 3 months bank statements.

    If we are managing the property our maintenance contractors will work to service level agreements that spell out the prompt response times and high standards of workmanship you and we require.

    All income and expense accounts are submitted to you on a regular basis for your information.

    Property Management

    As a landlord your income depends on finding the right tenant and keeping your property well maintained to protect its long term value.

    We let a substantial number of houses and flats in Bristol. We're proud that many of our landlords, big and small, choose to stay with us year after year and that word of mouth recommendations continue to account for much of our new business.

    How we can manage your property?

    Even if you don't let your property through us, you can still use our property management service. As part of our property management service, we will:

    Visit your property once a quarter and make sure it's in top condition. If we think any work needs doing, we'll let you know

    Arrange day to day maintenance, redecoration and repairs on your behalf

    Give you advice on how to make the best of your property and enhance its value

    Handle the accounts and keep you up to date on rent payments and any maintenance spending

    Our service is charged and calculated as a percentage of the rent.

    As an established letting agent, we're members of BALMA, the Association of Residential Lettings Agents and the National Association of Estate Agents, now encompassing ARLA.

    Bev joined us in 2004 and runs our residential lettings service, which covers most of Bristol. Bev holds her Guild of lettings Diploma along with her Level 3 NFOPP in residential lettings. There isn't much that Bev doesn't know about the lettings market so come and meet her and we are sure you won't be disappointed.

    Faye joined our residential lettings team in 2008. Faye holds her BTEC Level 4 Professional Diploma in Residential Letting & Management and having recently had a little baby girl she will return to our team in 2016.

    Terri  Calcagno (Lettings Accounts Administrator)
    Terri joined in 2011 as the Accountant in the residential lettings department. She is married to Giuseppe who owns Giuseppe's Italian Restaurant on Baldwin Street and has two grown up children. She has recently passed her Level 3 NFOPP exams in residential lettings.
