    Market you Property

    Pygott & Crone will commence the marketing of your property once your instructions are confirmed, we will prepare your property details and the Energy Performance Certificate.. In addition we will organise a certified gas safety certificate, electrical certificate, legionella's report and any other regulatory requirements you require.

    References & Credit Checks

    Our lettings team will apply for the relevant references for the proposed tenant along with a credit check. It is important that we protect our landlord's interest and ensure the tenant as the ability to afford the rental payments as well as maintain the property to the required standards. In the event that a guarantor is required then we will organise the relevant documentation. Pygott & Crone will keep all parties advised through the process.

    Inventory & Deposits

    Before the tenant moves into the property it is vital that a comprehensive photographic inventory is produced, the photographs and detailed report will provide a condition report at the time the tenant moves in which will be used on periodic inspections and once the tenancy ends. This is probably the most important document to protect the Landlord and Tenant and will minimise the risk of any dispute at the end of the tenancy.

    Once the deposit has been paid in full the tenant has secured the property, the deposit is registered with the tenant deposit protection scheme, it became law in 2007 that all deposits are held in such a scheme and protected. The scheme ensures that if there is a dispute between the landlord and tenant at the end of the tenancy then it will be resolved by the resolution service.

    Once all parties are happy and the tenancy agreements have been signed we will organise to move your tenant into the property, whilst meeting them at the property we will again run through the inventory and advise the tenant of how the ongoing process works with us as the managing agent.

    Periodic Inspections

    Pygott & Crone's management team will organise to visit the property on agreed dates to check the property against the inventory, these visit are designed to ensure the property is being maintained to the required standard and kept in good order. Our landlords and tenants will be advised of any findings requiring further action.

    How much can you realistically afford? Look into what rent you can afford, referencing is generally based on an annual salary of 30 times the monthly rent.     Credit & Reference Checks

    All applications will be subject to credit and reference checks for all adult occupants of a property (including married couples). This can take up to 10 days to complete. To start your application you will be required to complete our application form and pay the application fee. You must also provide Photo ID and a utility bill showing the current address, dated within the last 3 months for each applicant.

    Pygott & Crone use an independent referencing company. You will be asked to give information to them so they can confirm that you have rented in the past without any major problems.

    The application process is in two stages. If the first stage is successful it will progress to the second stage at which point an application fee will become payable. This is non-refundable.

    Guarantors may be required for any applicant not in full time employment or on a low income.

    Deposit

    A deposit is held as the landlord's cover for any excessive damage at the end of the tenancy. All deposits must be held in an appropriate Tenancy Deposit Scheme.
    If Pygott and Crone are holding the deposit, the deposit will be registered with the Tenancy Dispute Service and an appropriate certificate issued to you.
    If Pygott and Crone are not holding the deposit, the landlord will advise you of the scheme in which it is held and the terms and conditions of that scheme will be provided by the landlord.
    Your deposit is protected under the terms of the Tenancy Deposit Scheme and cannot be released to the landlord without your consent or at the direction of the Scheme administrators.

    Tenancy Agreement

    A Tenancy Agreement is a legally binding document that sets out the terms of the tenancy. It ensures the rights and commitments of both the tenant and the landlord are protected.

    You must read this document carefully and ensure you understand it as it sets out your legal obligations as a tenant.

    In most instances the type of tenancy will be an Assured Shorthold Agreement for an agreed fixed period to which the Tenant and Landlord are legally committed.

    Insurance

    Quite often tenants will overlook the need to take out contents insurance when renting a property; however before a tenancy agreement is signed, written proof will be required that the tenant has obtained insurance to cover their liability for any damage to the property.
    During your application, Pygott & Crone will discuss your requirements and can help you source a suitable insurance policy.

    Inventory

    Before you move in, one of Pygott & Crone's experienced inventory clerks will complete a thorough inspection of the property. This inventory records the condition of the property before you move in and will be used to assess any damage to the property when you move out. Pygott & Crone's inventory will include a comprehensive range of photographic evidence which minimises the risk of a dispute at the end of the tenancy; we therefore recommend that tenants thoroughly check the inventory before signing it.

    Property Inspections

    A fully managed property by Pygott & Crone will receive regular inspection visits. We will advise both parties of any issues that may need resolving along with who is responsible which will depend on whether the issue is a fault, damage or through 'wear and tear'.

Over the years I have seen the department grow and with the hard work and determination of the team we were awarded the UK Property Awards for the Best Lettings Agency of Lincolnshire for 2015-2016. I've been married for 26 years which explains why I had to find a career 25 years ago instead of dreaming of being a footballer, we have two fantastic boys who I am very proud of and a dog called Jasper who is my best mate. I enjoy all sports and love a challenge.  Pygott and Crone is a way of life to me, I enjoy every minute of work and work with some fantastic people.

      I started my career at Pygott & Crone when it was first established in 1991 working alongside my late Father and am now one of the 4 Senior Partners with the primary role of managing the Sleaford Residential Office. Having had a keen interest in property for many years to work in the housing industry is extremely satisfying. With the exception of my University studies at Aberdeen I have always lived and worked in the Sleaford area which I have found a great strength in the pursuit of my career. Married with 4 children, life and time outside of work is very much about family although other interests when time allows are fishing, squash and generally keeping fit. I also moonlight as a zoo keeper helping to look after family pets ranging from guinea pigs to horses with some sheep thrown in for good measure.

      I have worked for Pygott & Crone since September 1991 and have been involved in Estate Agency for 30 yrs. I have met some lovely people and made some great friends in this time. I have 2 daughters and 3 grandaughters who take up a lot of my spare time, as well as being a Governor at my Grandaughters primary school. Shortly after finishing my exams I was happy to be offered a full time position as an Administrator which I started in June 2014. During my time in this role I gained an interest in residential sales which lead me to pursue a career as a Sales Negotiator. I have now been in this role since January 2015. I have passed a level 2 qualification in sales of residential property and I am currently working towards the level 3 qualification. Outside of work I enjoy spending time with my friends and family. I regularly go to the gym and I am a keen rugby supporter.

      I joined Pygott & Crone in June 2016 as a Residential Administrator and I enjoying working as part of the team in the Sleaford office. I previously have three years of sales and customer service experience and have been able to use the skills gained to help in my current role.       I joined Pygott & Crone in 2007 as a Trainee Domestic Energy Assessor, following qualification I was assigned to the Grantham Office, then the Boston and Lincoln Offices before being assigned the Offices in the South of the County in 2011. I qualified as a Non Domestic Energy Assessor in 2013. In my time at Pygott & Crone I have been part of the Multi Award wining team that has won National and Regional Awards at the Times and Relocation Agent Networks Awards in 2014 and 2015. I have worked my way up to be the Senior Domestic Energy Assessor within the company. I have an attention for detail and accuracy something that is critical in my line of work. I have a pleasant outgoing approach and enjoy meeting clients ensuring they understand my role within Pygott & Crone. In my spare time I enjoy spending time with my family, going to the cinema and doing family history research.
