So here are our “Top 5 Turn-Ons” when selling a property:
The warmest of welcomes… If you ARE going to be around when viewers visit, treat them like guests, make them feel at home.
Set the scene… If its cold outside make sure your house is cosy and comfortable and if its high summer, your home should feel cool and fresh. Also, think about lighting and how best to set off the natural charms of each room.
Pets and children… We know they’re adorable but try and ensure they’re on best behaviour when viewers visit!
De-clutter and de-personalise… Its important for viewers to envisage how their own stuff will look in your home, so make sure your odds and ends aren’t lying around in unruly heaps. Its particularly important for the hallway to be clear, remember first impressions count!
Finishing touches… Flowers and bowls of fruit are always a good idea to brighten up a room and create a refreshing fragrant ambience.
Now lets look at the “No-No’s”, the big turn offs:
Poor kerb appeal… An overgrown garden, broken front gate or peeling paint can explain why your potential viewers don’t even bother getting out of their car. Remember, you’ve got to grab their interest from the outset.
Dogs that meet and greet… If you do have a dog remember that others can find them scary or irritating and having them running free isn’t going to help you sell your home, even to a dog lover!
Smells… In terms of first impressions you can’t get much worse than a house that hums. Cigarette smoke, pets and mildew all tick the big No-No box and should be replaced with a clean, fresh atmosphere. If you’re not sure if your house smells, ask an honest friend!
Dimly lit rooms… Whether it requires replacing light fittings, removing heavy curtains, trimming tree branches, or repainting rooms with brighter, lighter colours… Its all worth it as dark gloomy homes are a definite turn off to the potential buyer.
You… Without being rude, its probably best to leave viewers to look around your home on their own. Sure, greet them at the front door, but don’t trail them round the house watching their every move. Give them some space.
