Rental Refurbishment, another sister company is designed to run for our landlords at cost price. We do not mark up or try and profit from your maintenance works. As we are refurbishing 150+ new properties every year and looking after hundreds of others we get the very best value for money both for materials and for workmen. All these discounts are passed onto you as our clients, meaning you benefit from mass purchasing power across any properties we manage for you.
Aran is a highly sought after educator in property and fortnightly runs Free Property Webinars that are pure education to help people learn more about property. Over 400 people register to attend every fortnight.

What areas do we cover
There are two parts to the areas that we cover:
Scarborough Local Letting Agent
We are a Scarborough based company. We own a lot of personal property in Scarborough, our team of thirty eight staff live and work in Scarborough and we know the area very well. So we know we can deliver a superb service to you in Scarborough and the surrounding area.
Midlands to the North
We buy properties for our investor clients from Northampton up to Newcastle and Hull across to Manchester and Liverpool, and all points in between - see the map below.
We have full teams on the ground in all these areas that are managed from our head office in Scarborough but deliver the service.
If a business is paying for a shop front, its clients have to pay for that benefit. Ten years ago in lettings this was important. Now 90% of properties are first seen on line. So by removing the cost of the local shops we can keep our costs down for you our clients.
Each area across the country has what we call a "viewer". The "viewer" first shows the tenants around, does inspections, chase rents, and is regularily visiting the property. We manage everything centrally at head office regards collecting rent and advertising properties, but have the local knowledge and teams to deliver.
We also have full maintenance teams in place across all the areas on the map below.
You need to know that your property will be well managed, that the hassle will be taken away and that you will get as much rent as possible.
You want the legalities to be looked after and you want the costs kept to a minimum as the tenancy is managed so well that the tenants stay long term and look after your property.
We know this because we are landlord.
To many letting agents are set up by people that do not have a depth of experience to fully understand how to:

Our depth of experience
Rental Insight is part of a group of six property companies all owned by the same person. All are successful businesses that have thrived, whilst others have had problems in recent years. This is due to constant investment into training and developing our teams and our systems and drawing on many years of great experience.
With over 110 rental properties owned, over 6000 buy to let mortgage clients, over 100 investors that we are buying over 200 properties per year for we really do understand what landlords and tenants want.

Our cost and fees
We like to be very transparent with our fees so it is clear to everyone.
Tenant Find fee £350+VAT
(this is a flat fee and not a %age of the first month's rent. It takes the same work to rent a property whatever its rental value. We charge this at cost. We want your property rented and can then make our money from its rent being paid regularly and on time.)
Monthly Management Fee 10%+VAT
There are no other fees charged to you as the landlord.
A tenant pays a fee of £100 when they apply for a property. This covers both applicants if there are two of them. The tenant has no other fees.
We understand that VAT is a real pain and adds to the cost. However please remember that any company that is not registered for VAT must only be managing less than 100 properties as they have a turnover of less than £80,000. Will you really get the best service and outcomes from a company with that experience?
So they are a lot smaller and that is probably down to experience, which will reflect in your returns from your property. We charge fair fees and deliver great returns
Where do we advertise your properties?
When you have a property empty it is costing you money. With this in mind we use the best resources available to rent your property quickly.
Properties will be listed on Right Move, Zoopla and many other internet sites. We also will advertise your property on local face book pages.
We will put a board at your property and also advertise in the local newsagents and by dropping letters through local doors
If we have not rented your property within four weeks we will also pay (at our cost) for another local agent to advertise it as well so you have two companies trying to rent it at the same time
