    Getting the value right. Valuing a property correctly is crucial to it's successful sale. If your asking price is too high then your property may compare unfavourably with similar properties for sale and you then risk many buyers passing you by.

    RESIDENTIAL MANAGEMENT
    The Rona Partnership has been dealing with Property Management since the 1950's and is one of the longest established Management Departments in the County. It is now based out our Rayleigh Office and advises. We provide full Property Management facilities, including Block Management, and have dedicated Management Staff who can assist with the majority of requirements of any Landlord.
    In Commercial Property Management we can renew leases and carry out Rent Reviews. We determine service charges and obtain Landlord's insurance cover. We arrange the demands for and collection of rentals and service charges etc and account to the Landlord.For residential property we provide a letting service in addition to full Property Management. 
    The Landlord can chose whether to instruct RONA to deal with all management issues, including rent collection and accounting to the Landlord for the sums collected in addition to dealing with all tenants concerns and appointing contractors for repairs and renewals. Other Landlords may prefer, for a lower fee, to instruct RONA to let the property, collect the rent and account to the Landlord and thereby retain responsibility for maintaining the property and carrying out repairs themselves.
     We ensure that gas safety certificates and energy certificates are obtained and retained as necessary.RONA can also manage blocks of both residential and commercial property, or a mixture of both. Since the changes in the Civil Procedures Rules (CPR), where frequently we are appointed as a single joint expert between the parties, the necessity for our Surveyors to appear in Court has lessened, but if necessary we will appear on your behalf as an Expert Witness.     Party Wall Matters - Party Wall matters are covered under the Party Wall etc Act 1996. We frequently receive instructions to act on behalf of either the Building owner and/or the Adjoining owner or sometimes to act jointly between the parties. Provided the initial procedures and paperwork are correctly followed, once the Award has been issued, there should be very few problems relating to Party Wall matters. Many Adjoining owners in particular, do not appreciate or understand the rights that a building owner has under the Act and again with our experience we can provide advice as to each parties rights under the Act before the building works commence, so that each party is properly protected and advised and this should prevent disputes arising.

    Mark has been a surveyor for 25 years and a partner in the firm for 10 years. Before joining Rona he had worked for the Civil Service and a large surveying firm in Central London.
