Renting Process for Tenants
Making your search as painless as possible and your move as smooth as possible...
Property Details
All our properties are listed on the main property websites including Rightmove and Zoopla. We provide Floorplans and numerous photos to help finding the right home for you.
Arrange a Viewing
When you find a property which you like, contact us and we will take some basic details to ensure it is the best property for you and in case there are any others you can view. We are open 8.30am - 6.30pm Monday - Friday and 8.30am - 5.00pm on Saturday.
Making an Offer
When making an offer, the Landlord will need as much information as possible to make a decision, so we always ask for the following:
Rent - how much you are happy to pay per calender month.
Start - when you want to move in.
Length - how long you want to rent for - usually terms are 6 months but we can offer longer term Tenancies after the initial 6 month period.
How you will pay - monthly or in advance.
Who will be the Tenant - ie who is going to live in the property.
What your employment status is - where you work and your salary.
Holding Deposit
Once accepted we require a holding deposit of £200.00 plus VAT which will secure the property and is subject to your reference check, to make the process as easy as possible. If the landlord withdraws from the Tenancy Agreement process you will be refunded. If you withdraw from the Tenancy the deposit will be retained by us.

We fully reference Tenants and after paying the holding deposit we will send you a link for you to complete your details for referencing to start.
Tenancy Agreement
Once the terms are agreed we will draft a Tenancy Agreement and send it to you for signing. Our Tenancy Agreement is regularly reviewed by lawyers to ensure it is compliant with all current legislations and is there to fully protect you.
Rental and Deposit
Prior to your move in date we will require a deposit of one month's rent plus £150.00 and the initial rent - this needs to be cleared into our bank account - we do accept cash but you can pay by transfer.
Right to Rent Check / Personal ID:
You will need to bring in the original copy of your passport and visa if required. Keys will only be released once we have physically seen the originals
Check in and receiving keys:
Once the paperwork is in place, your initial monies have cleared and all your obligations have been met, we arrange an Inventory check to confirm the condition of the property. Once this is completed, you'll be given the keys so you can move into your new home. You will need to sign the Inventory and have 7 days to make any amendments.
Cleaning
The property will be cleaned before a Tenant moves in. The Cooker, Carpets and windows will be cleaned by a professional. It is then down to the vacating Tenant to do the same. This ensures that the property is kept to a high standard.
