    Our up-to-date knowledge of complex lettings legislation means we offer a comprehensive lettings service, from Fully Managed to Tenant Find only - and we can showcase your property or provide a 'quiet and confidential' marketing plan with no web intrusion to maintain privacy.

    We can help you with tax issues if you're living or relocating abroad, as well as legislation covering your property's Gas Safety Inspection Certificate, Safety of Electricals and the importance of a Portable Appliance Testing Certificate (PAT) and its Energy Performance Certificate (EPC). And with our Fully Managed service you can even have Rent Guarantee Protection in the event of a tenant failing to make the payments.

    Protecting deposits

    Since 2007, landlords have been required by law to protect any Damage Deposit received in an approved Tenancy Deposit Scheme. As well as needing an Inventory or Schedule of Condition (which we can advise on), you'll need to safeguard the deposit through an approved scheme.

    Under our Fully Managed service, deposits are placed with The Deposit Protection Service (unless you have your own approved scheme, for which we'll need evidence of the provider and your membership number).

    Verifying references

    Before any tenancies are granted, we thoroughly check references through the Homelet agency. They establish ID via electoral roll and addresses for the last three years, credit history, employer referencing and previous landlord requests (self employment is usually checked using Accountants reports). Of course, referencing also has many other layers and we'll be happy to discuss them with you.

    FEES

    If you wish to apply to rent a property please observe the following procedure.

    Rowcliffes charge the following fees in respect of administration and references:

    Single Applicant - £125 (inc vat) Two Applicants - £250 (inc vat) Each additional applicant thereafter - £125 (inc vat).

    A tenancy will be offered to you subject to contract and more specifically, subject to the following conditions:

    A fully completed application form has been submitted together with the appropriate fee

    The landlord has accepted the offer.

    A satisfactory search has been carried out by an independent credit referencing agency (details on request).

    Satisfactory references have been obtained.If your application is rejected prior to acceptance and/or seeking references, all monies are refundable. If your application is accepted (subject to references) you may be asked to pay a Holding Fee or occasionally the full Deposit. If you are successful then upon commencement of the tenancy the Holding Fee will be used as part of your first rent payment to the landlord.Once you have been provisionally accepted by the landlord (subject to references and contract) the Application Fee and Holding Fee (and Deposit if taken) become non-returnable unless the landlord withdraws the property due to their own unforeseen circumstances. If you choose to withdraw after acceptance, or undeclared adverse information is uncovered during referencing, then you will forfeit all fees (plus a reasonable proportion of the Deposit, if taken, which reflects the landlord's lost rent for the period between provisional acceptance and the date of rejection).Before moving in to a property payment of the first months rent and deposit must be made by bank transfer, or cash . Funds must be cleared before keys can be released.If in any doubt as to what is included within the let (i.e. furniture, appliances etc.) you should seek further clarification prior to submitting your application.You may be asked to provide a guarantor in some cases. Please note a guarantor fee of £60 (inc vat) per guarantor would then be payable.The tenancy you are applying for is a fixed term.

    Tenancy Extension Fee A Tenancy extension fee of £75 plus VAT (£90) is payable should you wish to extend the tenancy after the initial period. This is the cost of preparing a new Tenancy Agreement and negotiating with your landlord for a further fixed term tenancy. Extending your tenancy, if agreed by your landlord, gives an assurance of staying in the property for a further fixed period, and avoids the uncertainty of a landlord serving notice at any given time.Details of all our fees will be provided again within the application form Which all applicants must complete and sign as standard.
