    Our experienced residential lettings service for tenants, is exceptional in the West Bridgford property market for short term and long term lettings. With an extensive portfolio of properties to choose from, we will assist you with your search for your new home. We pride ourselves in providing a consistent personal and friendly service and our dedicated lettings team is on hand to guide you through every step of the way.

    Our process involved with renting are all thoroughly explained on our website in addition to staff support, with full details of all our fees along with the facility to download tenancy application forms. We also provide a helpful tenants factsheet as well as links to helpful local information.

    To enable you to apply for a rental property through Royston & Lund you will have have to initially viewed the property before your application for tenancy will be considered or put forward to the landlord. This therefore confirms that you have seen the property and happy to accept the rental property 'as seen' and this is the basis of your application.

    All potential tenants who will be living in the property over the age of 18 whether employed or not have to have at least a basic credit check carried out.

    We employ the services of a leading tenant referencing provider for lettings industry as recommended by ARLA.

    Reference checks include, credit history, previous landlords, previous address register/electro roll, employment history. Photo signature ID.

    In accordance with Government legalisation to all agents and landlords, we carry out The Right to Rent checks when an application for tenancy has been submitted.

    All applications submitted for a rental property are transferred over to our client, the landlord, for them to review the application in principal and it is the landlord's decision as to whether they wish to proceed further with the application.

    Each person over the age of 18 who will be living in the property has to complete a separate application to rent form. Please see below link to our tenancy application form and front explanation sheet which also provide full details of our associated tenancy fees.

    Stephanie Caine - Lettings Director  FARLA
    Having a strong background in lettings and property management with experience of working for two international corporate estate agents, Stephanie has been with Royston & Lund for over 15 years. Being a Fellow member of ARLA and having an HND in Housing Management Stephanie's qualifications and knowledge have given her grounding to build up the successful award winning department and team here at Royston & Lund. Stephanie oversees both the lettings and property management sections. Stephanie has adopted a friendly, practical and professional approach in her dealings with new and long standing clients and staff. Leading the department Stephanie is very hands on and always refreshing office procedures to benefit clients and staff alike. Having the moral of providing honest and realistic advice. Away from Royston & Lund Stephanie has two sons and spends her time being taxi driver or on the side lines of both football and cricket pitches cheering on her boys. Married to a Notts County fan there's no getting away from football both at work and home!

    Frances Longhurst Ass. Manager/Rental Valuer MARLA

    Frances has been with Royston & Lund since 2005. Being a member of ARLA, with a background in marketing and customer service at leading national companies.

    Leading the lettings valuations and new landlord service Frances takes pride in providing honest and realistic advice, adopting a friendly, practical professional approach. As well as undertaking the majority of the letting valuations and taking 'new' landlords under her wings Frances also assists Stephanie with the overall management of the department.

    Away from Royston & Lund Frances is married and spends her time being an unpaid taxi driver to her three teenage children and as a local Brownie leader.

    Terriann Crane - Senior Property Manager

    Terriann has been with Royston & Lund Lettings since 2008 and is in control of the day to day property management.

    As our Senior Property Manager Terriann is key to how organised the property management team are. Terriann deals with anything from leaking taps to property refurbishment programmes. In her role Terriann is experienced in trying to appease both landlord and tenants expectations with repairs, through to end of tenancy dilapidations.

    Married to a builder Terriann has a great understanding and in-depth knowledge of day to day property problems. I'm sure many of the tea time conversations are work related!

    Terriann joined Royston & Lund having relocated back to Nottingham from Manchester where she trained in the lettings profession.

    Marian Hebditch - Property Manager

    With years of experience in the property industry we welcomed Marian with open arms in the summer of 2013. Marian has extensive knowledge and experience of working as a Property Manager trying to work hard to make sure both landlord and tenant are aware of all issues and resolutions associated with their property/rental. Being friendly and organised Marian works hard through her daily 'to do list' of property repairs and inspections.

    With Marian's mind set of "putting your head down and getting on with it" she has helped Terriann and Gaynor to turn the property management tasks into a swift efficient team!

    Marian spends her spare time with family and is a great mentor in the office when them 'mum knows best' discussions are taking place!

    Gaynor Haywood-Property Manager/Valuer  MARLA
    Recently ARLA qualified Gaynor has worked within the lettings section for the past few years and has recently had a change over to the property management team, to assist us with providing the high level of customer service we aim to deliver to both landlords and tenants. Gaynor's organisation skills and high focus on customer service is assisting the team greatly to action them forever on-going daily repairs and queries.

    Gaynor has a good knowledge of all the legal aspects associated with letting your property along with an excellent knowledge of the area which is great for Gaynor to assist with rental appraisals.

    During Gaynor's spare time she helps with the running of a local brownie group and is a dedicated runner with a local club.

    Being ARLA qualified, having successfully passed the NFoPP ARLA Competency 2 exams, Paul has trained and worked in the legal department for a corporate agent. Paul takes control of the administration and legal aspects associated with tenancy renewals, rent increases, TDS administration procedures and tenancy check outs. Paul is highly knowledgeable of both the Housing Act and Landlord & Tenant Act, his knowledge and experience in the industry is invaluable to the team.

    Louise Hodgkiss - Accounts Clerk/Lettings Neg

    One of our longest serving members, Louise joined us in early 2004 having relocated to Nottingham with her family. Louise is responsible for all accounts associated with lettings and property management, from receipting in rents to making sure our month end reports are correct.

    Louise has been trained through ARLA and has passed her ARLA1 qualification. Louise also plays a valued part in the lettings team, assisting with general tasks from arranging viewings through to the 'buzz' of agreeing let.

    Louise has two daughters and enjoys socialising with family and friends.

    Having moved into lettings with an estate agency background Emma has been with us for over six years now and has achieved her ARLA membership status. With excellent pass rates on her exams! Emma has the responsibility of the administration and organisation associated with new tenancies pending move in, being very well organised these lets wouldn't proceed without Emma watchful eye! Taking her place within the team whether its front desking or carrying out a viewing Emma is a great all rounder!

    Laura Cave - Lettings Negotiator

    Laura became an asset to the lettings team back in 2005 when she made the decision to move to an independent agent from a corporate agent. She brought with her, her knowledge and vast experience. Laura also holds the original ARLA 1 qualification.

    Royston & Lund have been like a family to Laura, having witnessed her marriage and supporting her during pregnancies, Laura is now mum to three young children. Laura has returned to us each time after the births of her children and is currently assisting with general office tasks on a part-time basis.

    Laura is in full control of making sure all our landlords gas safety checks are completed on time!

    Sarah Sharp - Lettings Negotiator

    Another long standing member of the team, having been with us since 2008, Sarah is a lettings negotiator with an excellent understanding of our role as an agent, from conducting routine tenancy inspection through to carrying out rental valuations.

    As another customer facing team member Sarah is able to assist to the high level that Royston & Lund aim to provide.  Sarah currently works within the team on a part time basis.

    Sarah lives with her husband and daughter in Gamston and is a familiar face in the area, regularly spotted by our clients whilst out walking the family dog Pepsi!
