    Samuels will write comprehensive professional sale particulars, including a floor plan, and have also invested in top of the range digital cameras in order for us to show your home in the best possible light.

    Marketing your property
    To find your perfect buyer you need to give your property maximum exposure across a wide range of media.

    As part of our service we would prepare quality full colour property particulars with multiple photographs and floor plan, promote your property within our city centre office window/internal display and regularly advertise your property within the Express and Echo. In addition to this editorial features will be sent to other local publications. Samuels are connected to many property portals with the main ones being Samuels' internet site, www.samuelsagents.co.uk, www.rightmove.co.uk, and other property portals. All websites providing national coverage whilst promoting your property 24 hours a day, 365 days a year.

    We currently hold an extensive mailing list both in office and online, buyers will be automatically matched to your property once instructions are received. We promise regular contact on progress of marketing and accompany viewing appointments as and when required.

    Receiving an offer
    As soon as an offer is received it will be dealt with by a senior member of staff who will notify you both verbally and in writing. Any special conditions of the offer will also be stated in writing and we will check the buyer's ability to proceed before you decide whether to accept the offer.

    Offer agreed
    Once you accept an offer we will do the following:

    • Prepare a memorandum of sale
    • Write to all parties to confirm the agreed price
    • Ask you to confirm your solicitor's details

    Your solicitor will send out a draft contract to the buyer's solicitor who will then carry out preliminary enquiries. At this stage you will also be able to agree on dates for the survey on your property, exchange of contracts and proposed date for completion.
    We will advise you and negotiate on your behalf throughout this process, keeping you informed every step of the way. There are no legal obligations until contracts are signed.

    Exchange of contracts
    Exchange of contracts occurs when the following have been confirmed and agreed:

    • Preliminary enquiries following receipt of draft contract
    • Evidence of a good title
    • Specific issues highlighted in the Lease, if applicable
    • Local search queries
    • Fixtures and fittings to be included in the sale
    • The buyer's mortgage offer

    Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be telegraphically transferred or paid in the form of a banker's draft by the buyer's solicitor to your solicitor. The completion date is then set by mutual agreement.

    Completion is when the residual monies (usually 90%) are transferred from the buyer's solicitor to your solicitor's account.

    Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.

    Arranging your mortgage
    Before you begin your property search, it is advisable to arrange your finances and, if required, have a mortgage agreed in principle. This will confirm how much money you will have to fund the purchase, which will ultimately influence your property search.

    The first step to finding the right property is to register with us either by calling us on 01392 494999, email us at info@samuelsagents.co.uk or by visiting our office in Longbrook Street (just behind John Lewis) where you can discuss your property requirements with one of our negotiators.

    Finding the right property
    Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date with new properties when they come on to the market.

    Making an offer
    Once you have identified a suitable property we will put your offer forward to the seller both verbally and in writing stating any special conditions of the offer. You may need to demonstrate, if requested, that you are able to proceed (e.g. provide evidence of your mortgage agreed in principle).

    There are no legal obligations on either side until contracts are signed.

    As part of the conveyancing process your solicitor will do the following:
    • Raise any enquiries on receipt of the draft contract from the seller's solicitor
    • Request their own local searches
    • Agree on a date for exchange of contracts

    A survey of the property will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property's value.
