    Here are the typical steps you should take in order to help you find your next dream home.


    Have an understanding of what your budget is as the last thing you want to do is look at properties out of your budget and to be disappointed.

    The majority of our properties are advertised on Rightmove and other well-known websites however; with different marketing packages such as Discreet Marketing they will not be directly advertised online and will only be made available to you if you qualify to our clients needs. Simply call us and after a brief discussion, we will have all the information we need to keep you updated on current properties.

    Like all current advertisement, the Internet has plenty of information and up to date marketing details of properties for your perusal. Create a Rightmove alert and draw the area you want to live in to really pin point your search.

    If you really like a certain roads, tell us. We create a FREE of charge bespoke "Buyer Request" where we will write to everyone in that road highlighting your need to move within the area. We will offer the clients a discounted fee and enable you to find your dream home.


    You will need to visit properties in order to view different styles and to help you decide whether it is the right property for you. Try to view different styles of properties and explore new areas, you may be pleasantly surprised. Did you know that on average a buyer will see 7 different properties before offering on just one?


    We will make contact with you following the viewing to see what your thoughts were on the property. All feedback will really help us further understand your needs and to help us filter through irrelevant properties.


    Everyone has different opinions when it comes to putting their thoughts forward and putting an offer on the table. We find as a group that transparency and effective communication with the seller builds the best results for buyers and sellers alike. 

    All offers are confidential and no other parties will know of it unless stated otherwise. You may find that if a friend or relative calls on your behalf for an update that has not been introduced by yourself to talk about your offer, we will not be able to discuss any matter with them, simply email the branch manager if you are happy for another party to speak to us.


    Your offer being accepted is by no the means the end; it is important to have a solicitor at hand ready to act on your behalf and for the memorandum of sale to be sent to all parties. This means that if you want the transaction to actually start you will need the solicitors to be talking amongst themselves.

    Sales Progression

    We will liaise with you to ensure that your solicitors have all the information at hand to push through the conveyancing process to ensure you obtain your property within the time scale agreed. The majority of this time you will need to be speaking to your mortgage lender/broker and solicitor directly to ensure there is no outstanding documents waiting on your behalf.

    Feel free to pop into any local Seymours office to answer any questions or to verify documentation on your behalf. We can quickly answer any queries and put your mind at ease throughout the process.


    The last hurdle is to agree a completion date and exchange contracts. This is typically discussed at the beginning of the process so should not be a big surprise as to when this happens; so do plan beforehand any holidays etc, to be fully prepared.

    This date will be agreed at the point of exchange of contracts. On the day, you will get a telephone call from us as soon as the solicitors confirm that the completion transfer has been cleared.
