    • Water Safety Certificate
    Collect and transfer the deposit to the Deposit Protection Service
    in accordance with the Tenancy Deposit Scheme Rules on behalf of the Landlord
    Oversee the arrival of the tenant to property
    Collect and forward rent to Landlord
    Prepare and submit monthly statement to you.

    Inspect the property periodically and prepare a report for you highlighting proactive maintenance issues
    Inspect the property every 14 days during void periods to monitor and report its changing condition.

    Termination Notice and Fees

    The Management Service and the Supported Service can be terminated by either party by giving not less than three months' written notice.

    In the event that the Landlord should terminate the Agreement, the Landlord agrees to pay the Agent a termination fee equivalent to 3.2 calendar months of rent including VAT

    If the Agent is in Fundamental Breach of Obligation, the Landlord will be entitled to give the Agent one month's written notice of such breach and if the Agent fails to remedy such breach within such period then it is agreed that service provided by the Agent may be terminated and no further fees will become due or payable.

    Reservation Procedure


    In order to reserve a property please complete the application form available on our website

    We will then issue you with a request to make a reservation payment equivalent to 1 weeks rent. If you are successful in your application this payment will be offset against your first month's rent.

    You will also receive a draft Tenancy Agreement

    Once we receive this payment, we will cancel all further viewings and begin processing your application.

    Your reservation payment be forfeit if any relevant person(s) (including any guarantor(s))

    • withdraw from the tenancy
    • fail to make full payment by the contractual start date
    • provide materially significant false or misleading information
    • are unable verify any submission made on the online application form
    • are unable verify any submission made to Legal for Landlords
    • fail right to rent criteria set out in Immigration Act 2016
    • fail to sign their tenancy agreement within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
    • fail to sign their Deed of Guarantee within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing
    If we withdraw for any other reason you will receive your reservation payment will be refunded within 7 days along with a written explanation.

    Lock Replacement

    Where a lock needs to be changed as a result of the keys or security device being lost

    Fee Cost of locksmith supplying and fitting new lock plus replacement keys for Tenant, Landlord any other persons requiring keys

    Unpaid Rent

    Fee Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent where rent is 14 days overdue.

    Utilities

    Fee for standing charge and consumption of water, sewerage, gas, fossil fuel and electricity

    Communication Services

    Fee for standing charge and usage of telephones, broadband and satellite television
