    At Southern and West, we work hard to manage your property so you don't have to. Below are some basic responsibilities you may have as a landlord.These can change depending on your property circumstances, so please ask a member of our team for further clarification.     • Arrange and schedule any repairs to the property
    • Arrange and schedule any maintenance to the property
    • Ensure any furniture and equipment supplied as part of the tenancy agreement complies with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 as amended in 1993
    • Ensure an annual Gas Safety Check is completed
    • Ensure all electrical appliances supplied as part of the tenancy agreement comply with the Electrical Equipment (Safety) Regulations 1994
    • Transfer the management of all utility bills to the tenant (Southern and West will inform the utility providers of the changes, but we do not take responsibility for any errors caused)
    • Keep up-to-date with payment of buildings insurance
    • Keep up-to-date with payment of any mortgages on the property
    • Keep up-to-date with payment of any management fees (if a block of flats)

    Becoming a tenant with Southern and West couldn't be easier.

    Our team will help you to find the right rental property in the Bournemouth, Poole and Dorset area to fit your requirements - no more looking at properties that don't tick the right boxes. There are 4 simple steps to becoming a Southern and West tenant:

     

    Step 1 - Register your interest

    We'll ask a few questions to ensure we know exactly what you are looking for, and will scour our portfolio of local properties to see what fits within your requirements. We'll talk you through the properties features and arrange for a viewing. We are regularly taking on new properties to let, so even if we don't currently have anything suitable make sure you register your details with our team so as not to miss out.

    Step 2 - Getting on board

    You will be required to fill out our application form and provide photo ID (driving license or passport), current employment details, current landlord details and guarantor details (if required).

    Step 3 - Arranging a date

    Once your application has been processed and approved, we will be able to arrange a moving in date. We will advise you of the deposit required to complete the process.

    Step 4 - Sign and move

    All you need to do is sign the agreements and the keys will be handed over ready for you to move in. We'll contact the utility companies for you and help setup the standing order for your monthly rent too, leaving you free to settle in your new home.

    We like to keep the process of letting a property simple, which helps ensure your tenancy is straightforward and hassle-free. Below we have outlined some responsibilities you may have as a tenant:
    • Ensure rent is paid on time to Southern and West or your landlord.
    • Paying for utility bills, including water & sewerage
    • Covering the cost of a TV Licence and other paid TV services
    • Council Tax bills
    • Obtain contents insurance and keep up with payments
    • Ensuring the bins are regularly put out for collection
    • Ensuring the windows are kept clean (unless maintained as a block of flats)
    • Report any maintenance issues quickly
    • Keep the property, including any fixtures and fittings, in a good state of repair. This includes ensuring that the garden is maintained at all times.
