    PREPARATION
    You are selling your home. First things first: choose an agent who can advise you on preparing your home for market. This advice may include suggestions about maintenance, decorating and decluttering; where you may need to focus attention, where you could add value, and what buyers do and don't consider important. So, fix those little snags, tidy up, add a lick of paint where necessary, and keep the house clean and fresh. 'Stage' and style your home to create a welcoming impression, and don't forget your garden, front as well as back; kerb appeal is important and first impressions count.

    GET ORGANISED
    You've approved the brochure copy and photographs and your home is being marketed. It's time to get paperwork in order for potential purchasers, this can include copies of guarantees and proofs of work. Choose a solicitor to handle the legal work to transfer ownership of the property. It saves time to decide which solicitor you want to use before you agree the sale of your house. We recommend you use a solicitor who specialises in conveyancing and is familiar with New Forest properties. Closing a sale often requires careful negotiations. Once a sale is agreed your agent will send a confirmation letter and Memorandum of Sale to you, your solicitor, your purchaser and their solicitors.

    PRE-EXCHANGE
    Your solicitor will send you documents including transaction forms, fixtures and fittings list, property information form and personal questionnaire. You will be requested to provide identification papers. The solicitor will obtain the deeds to your property and a contract pack will be prepared and sent to the purchaser's solicitor. Enquiries may be raised which will be dealt with by your solicitor. You and the buyer will have to decide the length of time between exchange and completion (usually between seven days to four weeks after exchange of contracts), what fixtures and fittings will be included (any fixtures you plan to take, such as wall lights, need to be replaced with an equivalent), and any discounts due to problems flagged up by the survey. The final contract will be sent to you for signing.

    EXCHANGE
    Once all parties in the chain are ready to exchange, an acceptable completion date is agreed. At this stage the signed contract is legally binding. Book your removal company, notify service providers and arrange for mail to be redirected. At this point the buyer pays a deposit, usually around 10% of the sale price, to your solicitor. Some may agree less than this. This deposit is usually held in your solicitor's account.

    COMPLETION
    This is the day of the move: the property changes ownership, the deeds of the property are transferred, the money is transferred and keys are handed over. You are required to vacate the property on this day and bring the keys into your agent's office. Your solicitor will notify your agent once the monies are received from your purchaser thus authorising the release of the keys. This transference of deeds and payment progresses along the chain: your vendor's solicitor will notify the agent when they have received the monies and the keys will be released to you. Welcome to your new home.
