    Our landlord services are based on many years of property management experience in Bristol, and we pride ourselves on our excellent service and rental market knowledge. You can rely on us to help you with any aspect of your rental property: from successful property marketing, to sourcing reliable tenants.

    We offer two levels of landlord service.

    1. Tenant Finding Service

      If you haven't got the time to find new tenants for your property but want to continue to manage the property yourself hand over the letting to a trusted pair of hands that know the area well. To include;

      • Advertising including photos following expert advice preparing your home for the rental market.
      • Marketing on our website and associated property portals.
      • Accompanied viewings at ALL times.
      • Required contract and associated paperwork.
      • Right to Rent verification.
      • Referencing with an independent external agency to include guarantors if required.
      • Notification to utility companies and Council Tax.

      Cost: 60% + VAT of the first month's rent (or minimum charge of £500 + VAT)

      Discounts available for multiple properties (5 or more).

    2. Full Management Service

      Some of our landlords comment that being a landlord is like having a full-time job, particularly if you have demanding tenants.

      What with the amount of time required to communicate with tenants, managing maintenance and repair issues and those urgent emergencies that crop up - wouldn't it be nice to handover that checklist to someone else?

      For those that want to hand over the whole service, then take advantage of our management service. Designed to offer complete peace of mind we take all the hassle away. To include;

      • Advertising including photos following expert advice preparing your home for the rental market.
      • Marketing on our website and associated property portals.
      • Accompanied viewings at ALL times.
      • Required contract and associated paperwork.
      • Right to Rent verification.
      • Referencing with an independent external agency to include guarantors if required.
      • Rent collection and processing to include rental statements and tax statements if required via email.
      • Arranging of check ins and hand over of keys.
      • Notification to utility companies and Council Tax.
      • Deposit collection and registration with the Deposit Protection Service.
      • Property inspections with photos and written report.
      • Management of maintenance issues and repairs
      • 24 hour emergency out of office number.
      • Annual rent increases according to the contract.
      • Comprehensive management of end of tenancy.

      What's more our qualified team will help you keep up to date with the latest legislation and if you need any help or advice we can call on our network of experts to assist you.

      Cost: 11.5% + VAT of the rent received (or minimum charge of £100 + VAT per month).
      Letting fee is 35% + VAT of first months rent (Minimum charge £500 + VAT.)

    Tenants - The Renting Process

    Every prospective tenant has individual wants and needs and we appreciate the difficulties of searching for that special place to live. Bradley & Co has properties ranging from studio flats to detached houses, so we're confident we'll have something to suit you. Please call or email us to register your requirements and we'll add you to our database to make sure you don't miss out on new instructions.

    Viewings

    Viewings will be arranged at times to suit you and our clients.

    References

    We use the services of an independent referencing company to obtain and evaluate references.

    Holding Deposit

    Following a viewing with Bradley & Co, should the applicant decide to apply for the rental of the applicant is required to pay a holding fee of no more than ONE WEEKS rent in order to secure the property and take it off the market whilst references and right to rent checks are being carried out.

    The holding deposit will hold the property for a maximum period of 15 days (unless agreed in writing by both the landlord and the tenant for an extension). A tenancy must be entered into within the agreed time frame otherwise the holding fee will need to be refunded to the tenant and the property placed back on the market.

    Under our contracts, the tenant agrees to provide honest representations as to income, tenancy history and references and to enter into a tenancy under the terms agreed with the landlord.

    If we intend to retain the holding deposit we will advise you in writing the reason for this (email accepted) within 7 days of deciding not to enter into an agreement.

    The holding fee will be refunded against the rent if the application is successful. The holding deposit is non-refundable in the following circumstances;

    1. The tenant withdraws from the let
    2. If the tenant fails the Right to Rent check
    3. If the tenant provides us with false information with regards to references
    4. If the tenant does not enter into a tenancy within the agreed time frame because they have not made reasonable steps to do so.
    Deposit

    A security deposit of 5 weeks' rent must be paid and will be held by a government approved scheme. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

    Suzy Bradley first came to Bristol at the age of 18 as a student. She studied Geography followed by a post-graduate diploma in European business. Suzy then moved to London working in the city for UBS & Merrill Lynch.Having loved her time at Bristol, Suzy returned to the city in 2002 where she worked for a local stockbroking firm. Her passion and interest in property saw Suzy set up Bradley Residential in 2004 steadily building the management portfolio over the last 16 years.Suzy now lives in Ibiza where she works remotely for the business. Something she couldn't do without her amazing team in Bristol! Suzy comes back to Bristol every 6 weeks or so to catch up with the team and her landlords.

    Tonya Paul moved to Bristol in 2000 from London where she studied Fashion Design and Marketing at the University of East London. Having graduated she went on to having a buying career for major department stores and The National Trust before moving into promotional buying.After starting a family in Bristol she then ran her own small business in Clifton. It was here that she met Suzy and shortly after joined the Bradley & Co team. MARLA qualified ,Tonya is passionate about property and this spills into her work.
