    We have tried to make the moving in process as simple as possible for our tenants. Please contact us on 01460 68890 to check in advance how we can help you.

    All our properties hold EPCs, hardwire electrical certificates and have annual landlord gas safety checks where applicable.

    Managed properties do have quarterly checks by ourselves, this is more about making sure smoke detectors are working and you have no on-going concerns relating to your home.

    All deposits are held with the Deposit Protection Service so you will have full piece of mind you are letting through a professional company that will look after you throughout your time in residence.

    We mainly ask for 1 months rent by way of deposit and 1 months rent in advance on the day the AST starts. However, this can vary from property to property.

      All homes bought, sold or rented require an Energy Performance Certificates (EPC).

      An EPC gives information on how to make your home more energy efficient and reduce carbon dioxide emissions.

      Tarr Residential have links to qualified assessors in the local area and can arrange this report for you regardless if you are using our sales or letting services. Our assessor can normally arrange access within 48hrs notice if required.

      Surveys

       

      Tarr Residential offer two types of survey from our local Independent RICS qualified surveyor.

       

      RICS Full Building Surveys

      A full and comprehensive survey that covers all elements of a property from 'chimney pot to drains'. The finished report will detail type of construction of each element, its condition, and will describe any defect that may be present. A valuation of the property will be included if requested. Rebuilding insurance requirements can also be included if required.

      Each report can be tailored to your particular needs, so if there is anything that you are particularly concerned about we would discuss that with you when taking your instructions to proceed with the survey.

      Colour photographs can be included with the report if requested, a small extra cost is involved if photographs are required.

       

      RICS Homebuyer Surveys

      RICS Homebuyer Surveys are designed for smaller, younger properties, and the finished report is less detailed than a Full Building Survey report.

      Elements of the property are classified on a numbered rating, for instance: a category 1 rating means that there is no defect, a category 2 rating means that there is a defect but it not considered to be of serious concern and some minor repairs will be required, a category 3 rating means that there is a serious defect and major or significant repair will be required.

      RICS Homebuyer Surveys have a re-building cost calculation, and a valuation included as routine.
