    Thacker and Revitt Residential Lettings are specially trained and equipped to assist you as tenants to find properties to rent that will meet your needs.

    We maintain a database of properties available to rent and prospective tenants and their requirements. As properties become available, our first action is to contact prospective tenants on our database whose requirements match the property.

    Thacker and Revitt Residential Lettings cover the whole of Poole and Bournemouth, and are happy to assist in your relocation.

    Typically, properties to rent become available about one to two months before occupancy date, so where possible it is advisable to start looking early. Please call us to register, or complete the registration section of this web site.

    Having identified suitable properties, we will call you to arrange for you to view the property. Viewings will be arranged at a time to suit you, which could be early evening or Saturday morning, subject of course to the Landlords permission. Viewings will always be accompanied by a member of staff from Thacker and Revitt, who will be able to provide immediate advice and answer any questions you may have.

    Having selected a property, you will need to complete a written application form. At this time any details or requirements can be agreed, including occupancy date, duration of the letting, etc.
    On application, an Administration and lease Fee will be required. It will be refunded if the landlord declines the tenancy. It will, however, not be refunded if the tenant decides not to proceed for any reason, or if the tenancy fails to proceed due to incomplete or inaccurate information provided in the tenancy application.

    Thacker and Revitt will take references on behalf of the landlord. Normally, this will include your employer, any former landlord and possibly your previous employer. In addition a credit check will be undertaken.
    Where a tenant is unable to meet the required income or credit checks, the tenant can have a Guarantor agree to underwrite any rent liabilities, providing the landlord is agreeable to this at the time.

    Rents are normally quoted on a calendar month basis. In addition, the tenant is normally responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs.
    Rents are payable by standing order (unless alternative arrangements are agreed in advance) to the Thacker and Revitt Client Account, monthly in advance, with the first month's rent due before taking occupation of the premises.

    A deposit is required prior to occupation. This is equal to one calendar months rent plus £100.00. This is held by Thacker and Revitt as agents for the landlord, until the end of the tenancy. If we are just carrying out a tenant find service for the Landlord, the deposit is passed over to the landlord.

    The deposit is held to cover any breakages, damage, or other tenant liabilities. At the end of the tenancy for fully managed properties, Thacker and Revitt will check the property in the presence of the tenant and assess any damages and deductions due.

    The deposit cannot be used by the tenant to cover rent.

      I fell in love with a property I viewed with Heather Revitt. She answered all my questions about the area/property and letting process. Because of my circumstances (new start up self employed) I was offering 6 months rent upfront to a landlord which is not typical (usually tenants will be given credit checks and income based assessments) and she offered to give my the admin fees/holding deposit back if this particular landlord did not go ahead with my tenancy. Heather kept in touch with me throughout a process of questions and considerations between myself and the landlord who then accepted me as a tenant. I spoke to several other staff in the office both by phone and in person and every time, they were helpful, friendly, professional, always replied to emails and returned phone calls and had a 'nothing is too much trouble, we are here to help' attitude that impressed me. The process of paying, signing a tenancy and other documents and getting the keys was hassle free. Thacker and Revitt then posted the inventory and various other documents (including one explaining the rent deposit holding scheme) to me. I was so impressed by the inventory. Perfect detail as opposed to the vague inventories I have experienced in the past with other agents. I have been renting for 23 years and have moved 13 times. Typically agents 'verbally paint the property out to be better than it is' in an inventory when you move in and then try to charge you for all kinds of issues that were not your fault when it comes to time to move out. This is obviously not the case with Thacker and Revitt who are completely transparent and fair in all their dealings. I have needed a few minor repairs and given advisory notes since moving in and these have all been dealt with fairly, swiftly and professionally. From my personal experience and what I have seen and read, Thacker and Revitt look after and care about ALL their landlords and tenants alike. Having been introduced by Heather, I have also had direct dealings with my landlords who are wonderful people and I feel very lucky to be renting this home.
