    Energy Performance Certificate

    It is a legal requirement for the seller of a property to provide a valid Energy Performance Certificate (EPC) for their property before it can be sold. The EPC is then made available free of charge to any prospective buyer. The Frost Partnership can arrange your EPC.

    Viewings

    We are here to accompany all viewings of your home although if you prefer to show people around yourself, then that is entirely your choice. We will organise every viewing providing you with frequent feedback and updates. Our offices are open 8.30 am - 6pm Monday - Friday and 9am - 4pm Saturday to maximise viewing opportunities.

    Contract and negotiation

    As soon as an offer is received we will contact you to communicate full details of the offer along with any special conditions to help you decide whether or not to accept. There is no obligation to accept the first offer you receive. However, once you have decided to accept an offer, you will need to instruct a property solicitor/conveyancer if you haven't already done so - we can introduce you to one of our preferred solicitors who will act on your behalf throughout the conveyancing procedure. We will then issue a memorandum of sale detailing the specifics of the sale and circulate it to all parties.

    Exchange

    The exchange of contracts is the point where a non-refundable deposit (normally 10% of the purchase price) is transferred over to your conveyancer/solicitor and all the legal work has been carried out, meaning contracts can be signed and exchanged. From this point both parties are legally bound to go through with the transaction. Your completion date will normally be set at this stage, around two weeks after the exchange.

    Completion
    On completion day, the balance of the payment is transferred from the buyer's solicitor to your solicitor's account. Once the money has been cleared, we will be able to release the keys to the buyer. Congratulations - you have just sold your home!

    Whether you are a first time buyer, you are re-mortgaging or securing a mortgage for an investment property, it is essential to speak to a mortgage expert.     Viewing a property

    Get a clear picture of what a property is like by visiting the area at different times of the day. Have a checklist of what really matters to you. Note, for example, which way the garden faces, what the parking is like and what is / not included in the sale price. Check the Energy Performance Certificate (EPC), look at roofs and windows and ask what type of heating it has. Find out if there are any guarantees, and if you wish to buy the property, we recommend that you arrange an independent survey to investigate any areas of concern.

    Making an offer

    When you've found the property you want to buy, the next step is to agree the price with the seller. The estate agent selling the property should guide you through this process and help you decide whether or not to offer the asking price - many properties sell at or above the asking price where there is significant interest from several buyers.

    Conveyancing

    Once the seller accepts your offer, we can introduce you to one of our preferred solicitors who will act on your behalf throughout the conveyancing procedure (the administrative and legal side of buying or selling a property), when solicitors prepare title deeds and confirm ownership.

    Arrange a survey

    If you require a mortgage then your bank will usually insist on a Mortgage Valuation to ensure the property is worth the loan value. However, you do not normally receive a copy of this report. We recommend you to seek a survey of your own before committing to purchase. It could save you thousands of pounds if there are any hidden problems. The most commonly requested survey is the RICS HomeBuyers report, specifically designed to inform you about the condition of the property by highlighting any areas of attention prior to purchasing. As a result it can save substantial costs in repair and give you ground for negotiating the asking price.

    Exchange of contracts

    Once your mortgage offer is secured and any necessary insurance cover is in place, you are ready to exchange contracts - this is the legally binding part of the process where you hand over your deposit (usually 10% of the purchase price). Contracts are exchanged once you and the seller, along with both solicitors/conveyancers are satisfied that everything is in order and a date for completion is agreed. Both parties are then legally bound to go through with the transaction from this point.
