You can then decide whether to manage the property and collect the rent yourself or take advantage of our flexible Property Management service - offering complete peace of mind.

    To find the perfect tenant you need to give your property the maximum exposure. Our marketing services include: ·

    * Regular and prominent advertising in local publications read by prospective tenants.

    * Featuring your property details in our colour Lettings List throughout our 7 Thomas Merrifield offices in Oxfordshire.

    * A full property listing on our dedicated website

    * Your property will also be listed on www.rightmove.co.uk the UK's biggest property portal

    * Accompanied viewings with all tenants if required

    * Applicant screening and interviewing and negotiation of tenancy details

    Completing the process
    Once a suitable tenant is found we will ensure all the legal paperwork is produced including an Inventory. We will hold the deposit for you and register it with one of the UK's accredited schemes.
    End Of Tenancy
    Unlike many other Agents' Letting Only service's our involvement does not stop when the tenants move in. We carry out a checkout inspection at the end of the tenancy and with yours and the tenants input we will assess any deductions that need to be made. The checkout is often the most contentious issue so by employing us as your Agents we will take that stress away from you.

    We provide all types of rental accommodation in Oxford, Didcot, Abingdon, Wallingford, Kidlington, Bicester, Witney and the surrounding villages from 1-bedroom town centre apartments to large country houses.
    All rental properties are displayed on Rightmove and our own website www.tmlettings.co.uk

    • Property updates If you wish to be kept updated on a regular basis simply register your details on the website and you will be emailed brief details when new instructions are placed on the site.

    • Property Lists Alternatively pop into one of our 7 prominently placed offices and ask for a list of available properties.

    • Viewing the property If you wish to view a property either phone us or email us and we will arrange an appointment with you and accompany you to viewings.

    • Tenancy Application When you are happy with your choice of property contact us and we will discuss start dates and how the tenancy process works.

    • Referencing Your tenancy application will pass through our referencing process, which will include employer, landlord, bank and credit checks.

    • NB: A guarantor may be required in certain cases if you do not meet the Referencing Agencys criteria.

    • Tenancy Offer Assuming all goes well during referencing, you will receive a formal tenancy offer and Tenancy Agreement

    • Tenancy signing We will then arrange an appointment with you to sign the agreement and pay over the first months rent and deposit.

    • Moving In Finally, we will agree a time to meet at the property to go through the moving in process with you and to handover the keys to your new home.

    • SERVICE - Please remember that is not where our service ends - whether you are in one of our Managed Properties or Letting Only - we are always here to help.

    Anita joined Thomas Merrifield Lettings in April 2011 and is now the Lettings Manager in the Abingdon branch. She has experience in Business Management and Sales, having previously worked as a Business Development Manager for HSBC. Anita has gained great people skills enabling her to build good relationships with both Landlords and Tenants.

    Meg joined as a full-time member of the Abingdon Letting team in 2016 having relocated to Oxfordshire. Meg has a solid background in customer service and admin and is responsible for drawing up tenancies, negotiates tenancy renewals and overseeing the reference process and handling day to day property maintenance matters.

    Michelle joined Thomas Merrifield in 2006, working with our Sales team in Didcot. Looking for a new challenge, she transferred across to our letting division in 2016 joining the Abingdon team. A strong organiser, Michelle handles property management at Abingdon, liaising with her trusted contractors to arrange prompt repairs and maintenance.
