    Our Marketing and Letting Service
    Thomas Merrifield Lettings & Management can find the right tenant for your property through our extensive marketing. You can then decide if to manage the property and collect the rent yourself or take advantage of our flexible Property Management service. .
    To find the perfect tenant you need to give your property the Maximum exposure . 
    • Our marketing services include 

    • Regular and prominent advertising in local publications. Adding your property details to our colour Lettings List throughout our 7 Thomas Merrifield offices in Oxfordshire. 

    • Your property details will be listed on our website Your property will also be listed on www.rightmove.co.uk the foremost property portal

    • Accompanied viewings with all tenants if required 

    • Applicant screening and interviewing and negotiation of tenancy details

    • Paperwork Once a suitable tenant is found we will ensure all the legal paperwork is produced including an Inventory. 

    • Deposit  We will even hold the deposit for you and register it with one of the accredited schemes.

    • End Of Tenancy  Unlike many other Agents Letting Only service's our involvement does not stop when the tenants move in. We carry out a checkout inspection at the end of the tenancy and with yours and the tenants input we will assess any deductions that need to be made. 

    • The Checkout is often the most contentious issue so by employing us as your Agents we will take that stress away from you.

    We provide all types of rental accommodation in Oxford, Didcot, Abingdon, Wallingford, Kidlington, Bicester, Witney and the surrounding villages from 1-bedroom town centre apartments to large country houses.
    All rental properties are displayed on Rightmove and our own website www.tmlettings.co.uk

    Property updates  If you wish to be kept updated on a regular basis simply register your details on the website and you will be emailed brief details when new instructions are placed on the site.
    Property Lists Alternatively pop into one of our 7 prominently placed offices and ask for a list of available properties. 
    Viewing the property  If you wish to view a property either phone us or email us and we will arrange an appointment with you and accompany you to viewings. 
    Tenancy Application When you are happy with your choice of property contact us and we will discuss start dates and how the tenancy process works. 
    Referencing Your tenancy application will pass through our referencing process, which will include employer, landlord, bank and credit checks.
    NB: A guarantor may be required in certain cases if you do not meet the Referencing Agencys criteria.
    Tenancy Offer  Assuming all goes well during referencing, you will receive a formal tenancy offer and Tenancy Agreement 
    Tenancy signing  We will then arrange an appointment with you to sign the agreement and pay over the first months rent and deposit.
    Moving In Finally and most importantly, we will agree a time to meet at the property to go through the moving in process with you and to handover the keys to your new home.

    Nicolette was Involved in setting up TM Lettings in September 1998. Having worked in personnel for The Financial Times Group for 3 years, she then lived in Italy for three and a half years. On returning to the UK she worked on several New Homes developments including Wimpey, Laing Homes & Berkeley Homes. 
    With just a handful of properties initially and only two members of staff, she and Co-Director Simon Smith have seen the business rapidly grow to its current level, with over 500 properties under full management and 10 members of staff. Nicolette is currently managing the Southern Region.
