    We are passionate about Wallingford and the surrounding area and support local events including the Wallingford Car Rally, This is a prestigious local event with 250 classic and rare cars parading round the streets of Wallingford before forming up and exhibiting on the Kinecroft. This year it is on Sunday May 10th and everyone is invited to come and see the cars - they should all be lined up by 12 noon.

TOP TIPS FOR SUCCESSFUL VIEWINGS

    Viewings are incredibly important so we've put together this simple checklist to help you get your home ready for when potential buyers walk through the door. It is not supposed to make you paranoid and some of it is obvious advice, but you'd be amazed at the things people notice when they look round a property.

    A picture speaks a thousand words

    The first thing that potential buyers see when they enquire about a particular property is the 'property details'. This is a bespoke document, produced by us. It isn't just a boring list of power points, number of radiators and confirmation that you have dado rails; it's a high-spec brochure designed to really sell your house. We take the best possible photographs that are honest and promote your property at its best.

    Let them see the light

    If your viewing's after dark, think about the lighting so your home looks warm and inviting. Make sure house numbers and names can be seen clearly so your potential buyer can find you. Keep the porch or hall light on. Make sure your house name or door number can be seen from the road.

    Fatal distraction

    Your cat or dog might be your best friend, and your kids are your pride and joy, but do keep any pets or children quiet or out of the house when you have viewings if you can. Let your potential buyers see your property without any distractions. Turn your music off too.

    Spit spot!

    Full redecoration is unnecessary, but do give your place the once-over and do any little jobs that might be making the place look more shabby than shabby-chic! Repair any peeling wallpaper, touch up chipped or marked paintwork, dust the skirting boards, clean the kitchen cupboards, wash the floors, replace any light bulbs, clean and tidy every room and please clean the windows!

    Get a handy person in

    If there are other things that are letting your property down (broken sash cords, missing doorknobs, broken tiles, dripping taps, cracked/missing sockets), then try to get them sorted. It'll be money very well spent.

    Kitchens and bathrooms sell houses

    This really is true so pay particular attention to these rooms. Put away as many of your items as possible so your potential buyers see clutter-free surfaces. Taps covered in limescale, a stained bath and grubby, cluttered worktops will not create a very good impression so get your marigolds on and clean and polish until these rooms look shiny and inviting!

    De-clutter and recycle

    Lots of storage space is always popular so do everything you can to maximise what you have. Sort out your attics and basements, make sure any cupboards are tidy and organised, recycle anything you no longer need or want (be honest and generally have a good clear-out. It'll be one less thing to do when you do move out.

    Crowded house

    Potential buyers always feel a bit like they're intruding so minimise the amount of people you have in the house when you have viewings. It is our preference to accompany prospective viewers to your home, which will allow them to relax and focus on the merits of your property. If you are there, we suggest you leave them to it and offer to answer their questions once they've had a good look round.

    Changes to stamp duty
    Well, the Chancellor has finally listened to what estate agents have been saying for years!

    In the Autumn Statement, he has announced that he is scrapping the old single slab rate system of stamp duty (i.e the relevant percentage rate was applicable to the whole purchase price) in favour of a new stepped system. The new bands will be:

    no tax on first £125k

    2pc on portion up to £250k

    5pc up to £925k

    10pc up to 1.5m

    12pc on everything over that

    The changes are applicable from midnight on the day of the Statement, so there will be no mad rush of exchanging contracts like we saw back in 1988 with the abolition of dual tax relief, when the changes were announced some time in advance. (Although according to some reports, the Chancellor has said people currently in the process of buying a home will be able to choose which regime to operate under.)

    However, would you need to rush to exchange contracts? The Treasury suggests 98% of homebuyers will be better off as a result.  We looked at a couple of recent sales in the £300- £400,000 bracket and found that the purchasers will save nearly £4000 in one case, and £1750 in the other.

    If, hypothetically, you were buying a house at £501,000, the changes will save you almost £5000 in stamp duty. We had a worrying moment when we thought the bill for a recent sale at close to £900,000 had gone up significantly, until we realised we had done the sums wrong. But it looks like bad news for those purchasing at around £2m.

    It probably won't revolutionise the housing market on its own, but it is a welcome step in that it saves the majority of people money, and is more logical and sensible into the bargain.

    We do not operate a dedicated financial services department, but recommend that our clients contact Jerry Williams of Premier Choice.  In a past life, Jerry was a professional footballer for Reading FC making around 350 appearances for the club: but unfortunately he played in an era where players couldn't immediately afford to retire, so he had to find a real job, and retrained as a Financial Advisor. He has now been in the business for 23 years and is fully FPC (Financial Planning Certificate) and CEMAP (Certificate in Mortgage Advice and Practice) qualified. This means he is qualified to Chartered status, which is unlikely to be the case with 'in-house' agent financial advisors.

    Guy served for twelve years in the RAF Queens Flight, escorting Princess Diana to such places as Namibia, Pakistan and Norfolk. When he left the RAF he wanted to work somewhere equally remote and inhospitable, so he became an estate agent in Witney. After nineteen years working for Adkin and then Thomas Merrifield, he moved to Wallingford office as Director in September 2014, thereby reducing his journey to work from twenty five miles each way to one.
