    From the very start of the selling process you will talk to your Relationship Manager. He will get to know your property inside and out and formulate your 12 Week Plan with you. Your Relationship Manager will organise the professional photography and video and give you advice on staging your home for maximum impact.

    With excellent knowledge of the local market, your Relationship Manager will agree a price with you to ensure your home has all the advantages it needs in those crucial first 12 weeks of being on the market, ensuring it gets the most amount of interested buyers and the highest offers. He will discuss advertising options with you and at all stages of the selling process will be on hand.

    Here at Tortoise we actively sell homes - not just advertise them. Using social media platforms and our website and blog, as well as the traditional property portals - we will ensure your home gets maximum exposure. Unlike many agents we have the ability to tell you how many hits your home has received via these channels so you will be able to see we are actively marketing.

Advice for buying with Tortoise Property

    Start saving now for your Help to Buy ISA

    At the start of December 2015 the banks and building societies will be offering the Help to Buy ISA - the new government backed scheme to help people save for a house deposit.

    The banks and building societies in the scheme so far include Barclays, Halifax, Lloyds, Nationwide, Santander, West Bromwich Building Society and Leeds Building Society. The maximum price for a property purchase is £250,000 (£450,000 in London).

    The minimum amount you need to save to qualify for the Help to Buy ISA is £1600 p/a though to ensure you get the maximum bonuses, saving £200 per month with a government bonus of £50 per month making £3000 per year. This means you would have saved £12,000 in four years - potentially enough to provide the deposit on your first home. Couples can benefit from this by each taking out a Help to Buy ISA if the affordability is there, generating a £24,000 deposit. The government bonus will be calculated and paid when you buy your home.

    Looking at what banks and building societies are running the scheme and getting organised with accounts now will get you in the right position to start the scheme that can run for a period of four years from the start of the scheme.

    The criteria to opening a Help to Buy ISA mean that it's only available to first time buyers (min age 16) and that each first time buyer can only open one Help to Buy ISA during the life of the scheme.

    There's no limit on how long the account can remain open and there is a facility to deposit an additional £1000 when the account is first opened with a maximum monthly contribution of £200.

    Normal transfer rules apply, so you can move between providers in order to get the best return. The government bonus applies to the amount you have saved plus the interest accumulated in the ISA and is tax free.

    Help to buy - what is it?

    The Help to Buy scheme (for new builds) was introduced by the government to assist buyers to get a foot on the housing ladder. It was due to run until March 2016 but now with the Conservatives heading into another term one part of the scheme has been extended to 2020.

    The Help to Buy Scheme quite simply helps you to buy any brand new or existing home with a 5% deposit. With private rental prices gradually climbing it makes sense to consider the opportunity this scheme presents.

    Homes up to £600,000 can be purchased and the scheme tends to fall into two brackets: Help to Buy - Equity Loan and Help to Buy - Mortgage Guarantee.

    Help to Buy - Equity Loan
    This is for new build homes only and is available to anyone. The government will lend a minimum of 10% up to 20% of the cost of your home adding to your 5% deposit meaning you only need to get a mortgage for the remaining 75%. You will not be charged loan fees on the 20% for the first five years allowing you the budget properly.

    The government loan needs to be repaid after 25 years or earlier if you sell your home and after the first five years you will pay 1.75% interest rising annually on the loan. During the term you can choose to pay more or pay in full if you would like to. Much like your mortgage, the government loan is secured via a second charge on your home.     Help to Buy - Mortgage Guarantee
    This scheme works in more or less the same way as the above - you still need at least a 5% deposit and be able to secure a mortgage for the remainder. The government then allows the lenders taking part in the scheme the ability to purchase a guarantee on your property, which in turn allows them to lend you a higher loan to value mortgage. This part of the scheme is due to be withdrawn in December 2016

    With the new pension reforms coming into force on 6th April 2015, the world of pensions has finally caught up with modern day thinking.

    The reforms mean that now you can choose to do what you feel is best with your annuity rather than leaving it tied up in one place. Whether you choose to save, spend or invest, the options are there for you to be able to take one lump sum or draw down from the pension whenever you need to.

    With retirement for many now meaning a new lease of life over existence, this means there are exciting possibilities. Of course anything you are thinking of doing should be talked over with a regulated financial advisor as your pension should still look to pay for your future.

    For some this could mean the bank of Nan & Grandad is now open, with twenty/thirty and even forty somethings struggling to get on the property ladder. The benefits of having a higher deposit means savings on interest rates and upfront fees on mortgages. Grandparents may consider helping their grandchildren or even children to achieve this as the savings on interest payments can sometimes total thousands of pounds.

    Grandchildren may benefit from the help to buy scheme topped up by the bank of Nan & Grandad, through the new pension changes, these two government incentives can really work together in getting the younger generation on the housing ladder.

    Your pension can really work well for you especially if you make sound investments; and property can be exactly that. If you are considering investing in property either on behalf of your grandchildren, or as a personal investment, then government help is available through the new pension wise service.

    Mike Matthews started Tortoise in 2007 after a career in the financial services industry that began in 1992. This background has given him both experience and qualifications in lettings and property management, financial planning, mortgages and investments through working in various roles with Countrywide and Haarts. With this career and his 14 years of being a landlord and holder of a portfolio of local properties in the Peterborough area, he is able to give expert, balanced, practical and relevant advice and service to clients, whether offering advice as an estate agent to buy or sell a property or as a letting agent looking to rent or let a property . Mike and his partner have strong family ties in Peterborough going back generations and still continue to live locally as Hampton residents with their daughter.

Michael now assists the team with all aspects of running the business on a day-to-day basis. Michael and his wife came to Peterborough in 2008 having seen the opportunity that Peterborough and Hampton offers in regards to housing, community and employment.

    Helen Bliszczak joined Tortoise in 2009. Helen coordinates the fundamental administration of the office, from liaising with outside agencies for referencing and insurance policies, to completing opening and closing inventories and organising the payment of fees and rent. This integral role requires an expert knowledge in a vast array of subjects, and a great appreciation of organising the administration around you and your time, which Helen undoubtedly provides. Helen and her family again have strong family ties in Peterborough and moved to the Hampton area over a dozen years ago, being one of the initial first few hundred residents.
