    There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

    We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

    We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

    Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

    Our 10 Step Property Letting Guide

    So you've got your property ready to rent out with all your safety and legal obligations fulfilled and you've checked out some local letting agents. Now what?

    Here's our quick-fire property letting guide.

    1. Market appraisal and valuation - a good letting agent should offer this for free and without obligation, so it's worth getting two or three valuations from the agents on your shortlist. Their valuation will be based on properties of a similar size, location, condition and other market conditions. A good agent will also provide recommendations for any required repairs, refurbishments or unmet regulatory requirements that need attention.
    2. Get your property rental-ready - now's the time to attend to any required repairs, move any unwanted furniture out, check your white goods are in working order and spruce the interior and exterior up ready for letting.
    3. Marketing - effective marketing is everything. To give you an idea of what your letting agent should be doing to market your home, some of our methods include advertising properties on our website and all major online property portals such as Rightmove, Zoopla, Primelocation and OnTheMarket, plus:
    • Professional photography
    • Tailored, engaging descriptions
    • Touchscreen property displays at London Park Lane location
    • Social media marketing plus our fortnightly e-zine
    • Email campaigns
    • Direct marketing to suitable pre-qualified tenants
    1. Tenant pre-qualification - as soon as a potential tenant expresses an interest in renting your property, your agent should run through the necessary checks to ensure they're suitable, while also ensuring compliance with the Right to Rent regulations. Once pre-qualified, a viewing can be arranged with the interested party - we always provide fast, honest feedback to our landlords, keeping them informed all times.
    2. Receiving a rental offer - after some viewings have taken place at your property, your letting agent will start to receive offers from interested parties. We always clearly communicate all the information we have available as soon as possible, giving you details on their proposed moving date/tenancy period, their professional circumstances and anything else we can tell you to help you decide whether or not to rent your property to them. If both parties agree, the tenant will usually be asked to put down a holding deposit - then the real action starts to happen!
    3. Inventory - an inventory and schedule of condition gives both you and your tenant a full reference of the condition and included furnishings at the outset of the letting agreement, providing evidence should there be a disagreement at the end of the tenancy term or a claim against their deposit. A good inventory should be a fully detailed and professional document covering contents, fixtures, fittings, etc., accompanied by photographs (like ours!) rather than a basic list of contents.
    4. Deposit and rent in advance - as moving-in day approaches, your letting agent will start to process of collecting the advance rent and a deposit to help give you some security against potential damages or unpaid rent. Your agent MUST, by law, protect the deposit in a government-backed tenancy deposit scheme and if they're acting as your property manager, they'll help you to deal with any disputes that may arise at the end of the tenancy. By this stage all the final checks/references will also have been made, so it's just a case now of...
    5. Signing the tenancy agreement - it's the first day of the agreed and arranged tenancy, so providing all the monies have been received by you/your agent, it's time to complete the signing of the agreement, issue all required documentation and hand over the keys! You should provide a set of keys to each tenant plus your agent will also need a set too.
    6. Utilities and council tax - when letting a property, it's usually the tenant's responsibility to pay the council tax and utility bills. On moving day, you or your agent will need to make a note (backed up with photographs if possible!) of the meter readings. If you engage an agent to manage your property they should be happy to help with transferring these bills over to the tenant on your behalf.
    7. Ongoing maintenance and management - letting a property does mean an ongoing commitment to dealing with tenants and any issues that may crop up with the home. You can usually choose between a basic letting service which mainly covers the initial tenant-finding stage, or a property management service which will ensure you can take a genuine 'hands-off' approach while they deal with any maintenance, repairs or enquiries from your tenant, keeping you in the loop but taking care of everything on your behalf.

    Things To Consider Before Renting A Property...

    Renting a property can be a great solution if you want flexibility, no long-term financial commitments or the worry of maintenance costs. Some people choose private renting while they save for a deposit to buy a property later down the line. Whatever your reason, there are a few things to consider first.

    As experienced local letting agents, we've helped many people find their next rental property in the Leytonstone area - but before you start your search, we always advise tenants to do the following first...

    1. Calculate your budget

    Private renting usually means that you'll be responsible for all of the bills, so you need to work out rough costs for utilities, internet, phone, TV licence, water rates and council tax on top of your rent. You also need to budget for your initial costs, such as a deposit, a month's rent in advance and moving costs.

    2. Decide on your key criteria

    First things first, what area do you want to live in? Once you have a location pinned down, think about the type of property and the size. Do you need outdoor space, or a spare room as an office or playroom? Do you want an open plan kitchen/diner for entertaining - or maybe a garage, shed or extra storage space? Do you want furnished or unfurnished? Building a picture of the kind of property you want to rent will help you narrow down your searches. It can pay to do a quick, preliminary search of rentals within your budget at this stage, just to ensure you're being realistic - and if you find most places out of your reach, you'll need to decide where you're happy to compromise.

    3. Register with your local letting agents

Take the time to register with your local letting agents and ask them to forward on any new properties that meet your criteria so you have a head-start.     Our 10 Step Private Renting Guide

    So you've worked out your criteria and your rental budget and you've registered with your local letting agents. Now what?

    Here's our quick-fire guide to private renting.

    1. Set up property alerts - as well as registering with local letting agents, it's also worth doing the same with the major property websites. Most have the facility to set up alerts, so you'll get notified of rental properties that meet your criteria as they become available. For example, some of the platforms we use include Rightmove, Zoopla, Prime Location and OnTheMarket.

    2. Arrange some viewings - you may be bound by some time constraints if you have a previous tenancy due to expire or need to move ready for a new school term etc. If time allows, try to view a few different rental properties rather than just jumping on the first available opportunity. That said, if the market is moving fast, don't hesitate if you find 'the one'!

    3. Express your interest - once you've found a property you'd like to rent, it's time to express an interest to the landlord's representative. You'll need to provide some information at this stage, such as:

    • Details of all intended occupants
    • Employment & financial status
    • Tenancy period required
    • Preferred tenancy start date
    • Monthly rental offer (if you're brave enough to negotiate!)

    4. Check in with the agent - before you hand over any money, it's worth checking a few final things with the letting agent so you know exactly where you stand - such as whether they'll allow pets (now or in the future), whether you're allowed to hang pictures or make minor cosmetic improvements and who's responsible for maintaining outdoor areas (if you think they'll pay for someone to mow your lawns, you're wrong!).

    5. Holding deposit - once the landlord agrees to offer you the tenancy, you'll need a pay a non-refundable payment (generally equal to a week's rent) to secure your interest. This demonstration of commitment will usually also guarantee you that the property will be taken off the market while things move to the next stage - ask the letting agent what their policy is, and be advised that in most scenarios the landlord/agent can't take more than one holding deposit per private rental property.

    6. Referencing and credit checks - now that both parties have agreed to proceed with the tenancy, the landlord's letting agent will need to carry out a series of checks. They will need to confirm a few things, such as:

    • Your identity (you'll need a form of photo ID) & current address
    • Your employment/earnings
    • Credit history including unspent CCJs/bankruptcy
    • Previous landlord references

    7. Guarantors - for tenants with lower incomes or less stable employment, to secure the property you may need to find a willing friend or family member to act as your legal guarantor. This offers some security for the landlord in the event that you fail to meet your rental payments, but it's important that the guarantor understands their obligations e.g. they'll be liable to cover the rent if you don't.

    8. Security/damage deposit - before signing of the tenancy agreement, you'll need to pay your tenancy deposit to protect the landlord against unpaid rent or damages to the property. This is usually between a full month's rent and 5 weeks rent and will be returned to you once your tenancy has ended and the property has been checked and found to be in a satisfactory state of return. If you've already paid an initial holding deposit, this is moved across towards your total move-in monies. Please always ensure your letting agent uses a government registered Tenancy Deposit Scheme.

    9. Tenancy agreement - now it's time to sign! In addition to the deposit above, you'll also need to pay your first months' rent in advance - then sign the tenancy agreement and the letting agent will hand over the keys on moving day!

    10. Inventory - on moving day, your letting agent or landlord should provide you with an inventory. This document outlines the items included with the property e.g. any furniture/soft furnishings/appliances and its cosmetic condition. This allows both parties to cross-reference and agree on any amendments. Photos should ideally be taken to further evidence any existing issues and it's also worth taking a photo of the gas/electric/water meters (as applicable) when you log the values together.

    That's it! You're all done! The landlord has secured a tenant and you have a lovely new rental property to call home for a while (hopefully for as long as you need it). Don't forget to advise all relevant parties of your change your address and set up a postal redirect from your previous property for a while too.

      So you've decided to sell up and move on - but before you put your property on the market there are a few initial steps that will help you to sail through a sale!

      As estate agents, we've helped many homeowners sell property in Leytonstone and the East London area in general, but however ready they are to sell, we always advise that vendors take care of the following key activities first:

      · Research local estate agents - every estate agent should provide a great service as standard but as with any industry, service levels will vary. Make sure you do some research and speak to a few different estate agents before you decide who to sell with. Make sure they're willing to listen to you, offer honest advice, communicate well and have a genuine understanding of the local property market.

      · Get an EPC - if you're selling a house in England or Wales, you're legally required to have an EPC (energy performance certificate) and to include the energy efficiency rating in your sales listings. Any 'small wins' in terms of quick/affordable recommended improvements should be implemented prior to marketing the property if you're able to do so.

      · Prepare your property for potential buyers - you know all those little DIY jobs you keep putting off? Well now's the time to get out the toolbox and decorating gear to ensure your property looks like an enticing prospect. While you'll obviously need to clean and tidy before each viewing, before marketing your property you need to look at it from a buyer's point of view. Make sure your house looks well presented from both the inside and outside, including a lick of fresh paint where needed, mowed lawns, minor repairs where required and de-clutter your distracting junk - a great opportunity to get rid of anything you're not planning on taking to your new home! We're full of ideas on how to get your property looking perfect ready for market, and are always happy to offer advice.

      10 Key Steps To Selling A House

      So you've chosen a reputable and experienced local estate agent, you've got your EPC sorted and the property has been primped and preened ready for marketing and viewings. What's next?

      Here are the key stages of selling a house.

      · Market appraisal and property valuation - armed with their local market knowledge, your estate agent will talk you through the current market conditions and conduct a valuation for a recommended sale price accordingly. In a busy marketplace they may suggest a slightly higher price than other similar properties if there's evidence to support this, while in slower market conditions they may recommend a slightly lower price to generate interest (which could end up in a higher-than-asking-price offer due to more interest from buyers). There are many different strategies to deploy and our expert estate agents will find the best one for you and your home.

      · Marketing - the key to selling a house is effective marketing and exposure. If you live in an area with high levels of pedestrians or traffic, you may decide to place a 'For Sale' sign outside your property. To give you an idea of what your estate agent should be doing to market your home, some of our methods include advertising properties on our website and all major online property portals such as Rightmove, Zoopla, Primelocation and OnTheMarket plus:

      · Professional photography

      · Video tours & floorplan

      · Touchscreen property displays at London Park Lane location

      · Social media marketing plus our fortnightly e-zine

      · Email campaigns

      · Direct marketing to suitable pre-qualified buyers

      · Appoint a solicitor/conveyancer - as soon as your house is live on the market, it's time to choose who will help with the legalities of the sale. By engaging with a conveyancer at this stage, you get a head-start on filling in the necessary paperwork and collating the information you need to do so. It will really help things to move faster when you find a buyer.

      · Viewings - as soon as somebody expresses an interest in your property, your estate agent will arrange a viewing (you can usually choose whether you do these or leave them to your agent, but we always recommend leaving it to us and, if possible, stepping out so the prospective buyer feels more relaxed).

      · Receiving an offer - depending on the approach, strategy and marketing conditions, you should soon receive an offer from one or more buyers. If you've held an open house viewing event, you may get several at once. Remember that most buyers won't offer you their top-budget price in the first instance, so discuss overall interest and the amount offered with your estate agent. You can go back with a counter-offer or you can reject the offer and wait for the buyer to (hopefully) come back with a higher price. As always, an experienced agent will advise when to make a deal.

      · Buyer position considerations - any offers you receive also come with other considerations aside from just their offer. If they have their own property to sell, you need to find out where they are in their own process. A first time buyer will likely be able to get things moving and complete the transaction much more efficiently which is worth bearing in mind if you have your own timescale requirements e.g. your ongoing purchase, school term times etc. You also need to know if they're a cash buyer or require a mortgage, and if you have more than one offer on the table, consider each party's initial offer/approach in order to ascertain whether they're a genuine buyer, or likely to be a bit of a pain as the process moves forward, asking for reductions and other extras not previously mentioned.

      · Sale agreed - once a price has been fixed and a sale agreed, your estate agent will put together a 'memorandum of sale' document and will start working with both party's conveyancers to start the legal side of things. Lots will be going on behind the scenes at this stage, such as title deed requests, local searches, a buyer's survey/valuation and the preparation of a draft contract.

      · Exchange of contracts - once all the groundwork has been done, we get to the exciting stage of 'exchange of contracts' - a legal commitment between the buyer and seller to complete the sale and the point from which any deposit will be forfeited by any party deciding to back out. The deposit is paid upon the signing of the contracts, and you'll discuss and agree a mutually acceptable moving day (usually between 1 and 4 weeks from exchange).

      · Plan your move - it's time for action! This is the time to start packing, finalise the booking of a removals company (or a van and some willing friends!), get your change of address sorted with all relevant companies and service providers, contact providers for your next home and ensure you're ready to move out by the day of completion.

      · Completion - this is the point where the buyer's conveyancer sends the funds over to yours, and the keys are released to the new owner of your property. That's it - your house is sold and it's time for a fresh start!

      • Arrange some viewings - you can often do an initial walk-through viewing digitally first, which is a great way of saving some legwork while you narrow them down! Try to view a number of properties that meet your must-have criteria and weigh up the pros and cons of each property carefully. Don't rush, but equally ask your agent to give you the lowdown on the current market climate because location, season and other factors can influence activity and timings.
      • Make an offer - found the house you want to buy? It's time to make an offer. This may be the full asking price, or you may want to offer a reduced amount in order to start negotiations.
      • House buyer's survey - depending on the type of property you're buying it can pay to invest in a full property survey so that any potential issues can be highlighted. This can save you buying into a money pit and if any unexpected works need doing to bring the property up to scratch, you can adjust your budget and renegotiate on the sale price.
      • Offer accepted? Let's talk mortgages - unless you're a cash buyer, this is the stage where you engage your mortgage broker to start the wheels in motion. You've probably already got a mortgage in principle, now it's time to cash in that promise. They'll arrange a valuation of the property and start moving the purchase forward.
      • Get a conveyancer/solicitor - in order to deal with all the legalities surrounding a house purchase, you'll need a professional to help deal with contracts, deeds, terms, transfer of funds and completion.
      • Keep talking to your estate agent - your agent will help with anything that falls outside of the financial or legal aspects of buying a house, such as managing any transaction chains and dealing with any other agents involved.
      • Exchange of contracts - once all the groundwork has been done, this is the point where you pay your deposit and exchange contracts with the seller on the agreed terms. After this has been done, neither party can back out of the deal without a financial penalty (as per your contract).
      • Plan your move - while the final bits and pieces are put into place in the background, you can now start to pack, book your removals van/company and get excited about the big move! Remember to arrange a postal redirection service and change your details with your utility and service providers etc.
      • Happy new home! Completion - this is the point where your conveyancer sends the funds over to the seller's representative. Once they can see the money in their account, they'll call you to arrange to collect the keys to your new home!

        If you imagine the typical estate agent in your minds eye, then you couldn't be further from the truth when it comes to the staff of Trading Places in Leytonstone. Manageress Jennifer Butler and her employees give an outstanding services which defies the stereotype. Our property is certainly in the lower leagues of the sales they make at Trading Places and knowing that, we would have thought it may have been of little consequence to them if they sold it or not however, they worked harder than you would imagine and went way beyond the call of duty for us, answering the most minor of questions on a daily, sometimes hourly basis. The sale did not go smoothly, through no fault of theirs but they were there every step of the way, I think Jennifer needs to add a counselling qualification to her repartee as many a time she talked me through the process with her extensive knowledge. Honest, caring, unflappable, willing to help wherever possible and basically just nice people. I couldn't recommend Trading Places more. They don't send their staff on courses telling them how to bully clients and they don't tolerate that kind of work from their employees. Is there a downside yes... they are not based nationwide.
