Our Intro and Rent Collection package provides you with a comprehensive property solution, including all the processes involved in the letting of your property from providing an appraisal of your property to compiling all legal documentation associated with the rental.

    Vesper Homes ensures your property is marketed in an innovative manner, to entice potential tenants. Our in-house photographer will photograph the property, ensuring its best features are exposed to potential tenants. We will then advertise the property online, using online property portals such as Rightmove and Zoopla, to guarantee the target audience is captured.

    Vesper Homes continues to provide an outstanding service once we have placed a suitable tenant in your property. The Vesper Homes team is dedicated to ensuring your rent is collected and paid to you in a timely manner. We provide periodic statements of account to ensure you are kept constantly informed.

    This is the most comprehensive package that Vesper Homes offers and provides a full property management service. For 8% + VAT of your monthly rental income Vesper Homes will take full control of the management of your property. From the moment you wish to put your property on the lettings market we will conduct an appraisal. We then bring in our experienced in-house photographer to take high quality photographs of your property which we can use to market it through online portals, such as Zoopla and Rightmove.

    As the property goes live we organise for potential tenants to view your property. Any potential tenants will then go through our referencing process. We can handle and register the deposits and co-ordinate the execution of all legal documentation. Once your tenants move in to the property we will continue to fulfill all their needs, ensuring the property is efficiently managed and the rent is collected in a timely manner.

    Vesper Homes prides itself on promoting transparency for the tenant throughout the letting process, ensuring you are fully aware of the process involved with letting the property. We provide each tenant with an "Introduction to letting" to safeguard your interest and make you aware of exactly what you are committing to.

    We want the property you are letting to become your home when you move in. Vesper Homes completes checks prior to the move in date to ensure the property is in a safe state, we ensure that rigorous gas and fire safety checks have been completed.

    If your landlord has engaged Vesper Homes to manage the property we will be on hand 24/7 to ensure any arising issues are dealt with effectively, giving you peace of mind. Vesper Homes will help you with all your requirements, from organising council tax, to setting up utilities contracts.

    The only fee that you, as a tenant, will have to pay is the referencing and administration fees at the beginning of your tenancy, which is a one off payment of £149 plus VAT.

    James graduated from the University of Arts with a BA in Marketing and Promotion. After which he joined one of London's boutique serviced apartment operators and led the successful re-launch of the company. Through this project he developed a passion for the property industry and decided to move in to the estate agency realm. James initially spent some time heading up the legal department of one of London's dominant estate agents, streamlining and enhancing the processes already in place. With a hunger for the sales aspect of the industry developing, he joined the company's team of negotiators. He became one of the company's highest performing negotiators with a consistently high average monthly intake. James' vast repertoire of property and sales knowledge will ensure that Vesper Homes provide a consistently superior service to their clients.

    Cyril has worked in the financial industry since 2006. He has gained extensive experience in project management having led multiple global initiatives with tier one investment banks in the evolving derivatives market. Cyril has in-depth knowledge of the project management life cycle which ensures that each Vesper Home customer will be provided with an excellently managed process for all of their property requirements. Cyril graduated from Paris I Pantheon Sorbonne University with a B.A in Economics and was enrolled in a Master's in Risk and Asset Management at Edhec Business School.

    Bartek has extensive experience in both the hospitality and management industries, gained from working for some of the industry leaders, such as Virgin Limited Edition.       Making an offer

      Once you have found the right property, it is advisable to instruct an experienced professional solicitor. Vesper Homes would be happy to recommend a solicitor who specialises in conveyancing from our network of tried and tester property solicitors.

      The next step is to make an offer via Vesper Homes. Vesper Homes will then communicate the offer to the seller on your behalf. There are no legal obligations for either the buyer or the seller until the contracts have been executed.

      Once an offer has been made there are a number of elements the seller will consider:

      1) Chain - are your funds tied up in a property which is being sold?

      2) Timescale - when you wish to take ownership of the property

      3) Proof of affordability - it is advisable to have written proof of funds from your mortgage provider;this demonstrates your ability to move forward with the purchase of the property.

      Once your offer has been accepted by the seller, Vesper Homes will confirm the agreed price with both the buyer and seller and prepare a memorandum of sale. This is the point when you will need to instruct you solicitor to being the conveyancing process.
