    I am the Office Manager at the Stourbridge Office and oversee the running of the sales team, also I take a keen interest with the Lettings and Commercial departments. I have morning meetings with my team to establish how the market is developing with each property. I also attend departmental meetings to help me understand what's new in each department and to give my input for further improvements. I have a good working relationship with the Stourbridge News which enables me to submit fortnightly edits to help to advise home buyers on the current property and marketing conditions. I carry out the Valuations at the Stourbridge Office taking a pride on giving the correct information relating to the valuation and not to mislead you with inflated valuation prices. I also carry out probate valuations for Walton and Hipkiss this valuation is usually requested by solicitors and is based on the actual sale value and not a marketing figure. I pride myself in the way we present the For Sale details for each property, with good photographs and floor plans which enable us to achieve the best price. We also have two different types of high quality brochures, one with 4 pages and one being an 8 page booklet, used for our Premier Listing which gives us more space to put more detail information like the title plans, larger floor plans and photos.     I work with Walton and Hipkiss from both the Stourbridge and Hagley offices and it's my job to evaluate all property either coming on the open market or to let. I also produce floor plans when required either in 2D or 3D. The Energy Performance Certificate (EPC) is an assessment of the property's energy performance. The certificate will provide a rating of the energy efficiency and CO2 emissions of a building from A to G, where A is very efficient and G is very inefficient. What's an EPC? On average the rating is around a D for a modern property which is typical of the properties in this area. With properties that have a good rating, the only way to improve this is to have Solar Panels, Biomass System, Ground Source Heat pumps, Air pumps etc. which most people would not consider, but things are changing with incentives from the government, more people are investing into renewable as fuel prices rise and the payback year become more realistic. The number of house having and making enquiring about PV solar panels on their properties is growing all the time. With new legislation coming in 2012 (Green Deal) will help start the energy revolution off. When I arrive at your property, I often start in the loft to assess the insulation and construction of the build. I also look at the central heating boiler, see if you have thermostats on radiators(TRV's), a room stat, double glazing, cavity walls, main fires, open chimney's, main lighting, hot water cylinder and meters. At the end of my visit I will ask you a few questions about your property, only to advise on how to improve your energy efficiency on your property.
