WHO ARE WATSONS?
Watsons opened their High Street branch office as estate agents and letting agents in 1961 and was managed by John Gout who had been employed as an estate agent for a firm in Watford and Hemel Hempstead several years before.
Soon to become the principal ofWatsons in 1965 he has retained a keen interest in property management and now specialises in this field creating a substantial portfolio of long established local Landlord Clients.
Supported by fully experienced management and accounting staff who have made up the management team for many years, Watsons are the most established and professional service in the area.
Watsons are members of the National Association of Estate Agents and as such must conduct their business according to strict professional guide lines laid down.

1. Finding tenants and taking up full references and credit rating checks. Preparing legal guarantor documents as appropriate. Collection of deposits.
2. Preparing a full schedule of condition and inventory.
3. The preparation of legal tenancy agreements and notices.
4. Administration of electricity, gas, council tax and water changeovers.
5. Arrangement of repairs, estimates and making payments when authorised by landlords.
6. Advising overseas landlords concerning tax implications when letting and arranging exemption certificates.
7. Regular property inspections and reports.
8. Rent collection and computerised monthly statement. Automatic banking to landlords.
9. Negotiating tenancy renewals and revising rentals
10. Arranging landlords insurance for buildings and contents and rent recovery if required.
11. Full check out of tenants at the termination of tenancy.
12. Dilapidation claims against deposits held.
13. Arranging sales when landlords wish to sell at very reduced commission rates.
14. Advice for landlords in respect of all safety matters including fire regulations and gas checks.
